Titiwangsa has been a local favourite spot as it's a low density residential spot located in the heart of Kuala Lumpur City due to it's superb connectivity. By road, you have Jalan Tun Razak, Jalan Genting Klang, Jalan Pahang, DUKE highway and etc. By public transport, you have the intersection between MRT, LRT and the Monorail. This location is simply the definition of great connectivity.
However, the site is a stone throw away from all those amenities and that gives the residents the privacy and serenity they need. Well, the developer also took initiative in building and operating the commercial units in the project in order to provide a more self sustaining living community. There will be co-working spaces, cafes, and etc. What surprised me would be the initiative of the developer to elevate the community living experience by having a community manager and a social van. These would ease the residents to have activities together in the future.
Based on our previous visit to their project, Anjali, we have experience their superb application of materials throughout their common areas. That really gave me confidence and I really look forward to the completion of Alaia. However, the concerns that some purchasers might have would be the selling price and leasehold land status. In my opinion, do run your due diligence because I think this project provides superb value for money if you're buying a home for your family.

I notice behind the project site there is a flood barrier newly built. I think the river is one of the branches that connect to the main Sungai Bunus. Could be a flood zone, but should not be a big prob cuz the land is an elevated land. Check 1:34 of the vid. Also, opposite of the project site across the river, I saw green construction fences surrounding a big parcel of land (from google map street view, jalan ayer mawar 1). maybe there are going to be some bid development over that site.

No lah, this wouldn't make sense as an Airbnb project because it's not connected to the intersection between MRT, LRT, and Monorail. So I really think this would be an ideal home for families=) Anyway, thanks for watching Wan. I really appreciate it.

Alaia is very near to another new project from D Brighton and the existing The Reach. I think D brihgton is price lower than RM700 psf for their condo. The Reach price seems not appreciated since it was launched. Location-wise, D Brighton and Alaia are better. The potential buyer needs to aware of the already congested Jln Pahang and Jln Tun Razak

I’m always dissapointed with kitchens in condos as most are built with very limited ventilation. Considering out Asian cooking Styles I think it is important the Kitchen has a Window. If you look AT medium range and high end range condos in India you’ll find that they all have very well ventilated Kitchen usually a Big window. The trouble is the local designers are Stuck with rectangle shapes and don’t bother exploring other possible designs. Honestly design Wise Malaysian condo designes are like cut and paste. No creativity AT all.

These are more bread and butter design for mainstream buyers on a budget. You can always explore better designed products that have proper wet kitchens for heavier cooking.

1000 sqft vs 3000 sqft... Let be realistic. There will be limitation, function come first with what buyer can afford.

Sounds like a promising project. Their glass panel from Master Bath to Master Bedroom seems to be their signature like in Anjali.

Hahahaha. Well, it's not reserved land anyway... So there wouldn't be a point to keep it as green as there will be limited wildlife living around that isolated ground in the city. Thanks for watching Mirko!!

Nice video. Well laid out unit and very nice treatments. Lease is unfortunate. You never seem to gives estimates on when these projects will be completed. 6 months, a year, 2 years? And being surrounded by bungalows is a good thing - more affluent people mean less likely to have trouble.

That's because its not me who runs the construction site hahaha:) But usually for high rise development, minimum will be 36 months. And some project will apply for extention of time up to 60 months depending on the complexity of the project.

If i was one of the residents, I would protest against high rise in that area also. Quality of life there with all the low rise neighborhood houses will definitely be ruined by highrises.

Yea. I think there're always two parts to an argument. It's almost impossible to stop developments especially when you're in a location that is so superb. But it's almost debatable when the authorities approves such developments, whether did they notify the surrounding residents? Did they request for upgrades to be done to the infrastructure along with the project? Or why did they gazette a land that was meant for open area to developers for developments? There are a lot of details to be understood in arguments like this but I appreciate the sharing Zach. Thank you soooooo much=)

Yupe. There are other projects within walking distance to the interchange, but it'll be super noisy and crowded. So it depends whether are you looking for a peaceful home 5 mins away from the MRT, or you want to live directly next to it:)

Bought a unit. But no on-site progress since 2021 and still no official updates from the developer till to-date. So frustrated 😢. Seems like the developer is having some trouble.

@@iherng Last update was on Apr 2023 about Gov land acquisition for MRT3 project. Since then no updates. I don’t think is land acquisition issue anymore. Many buyers like me are stucked in between. Do u think I should continue wait or look for other property & pay the revocation fee? In cases like this.

Well, every buyers will have their own reason for buying. For eg, this may be super convenient just because I work nearby and my family is living around the corner. So it would even make sense if it's priced higher. But if I rarely visit this location, it would be a hassle if you were to give it to me for free...hence I do not impose my verdict as it disregards context.
