தமிழ்நாடு பொருத்தவரை வீடு என்பது பாதுகாப்பு...ஆகவே முதலீடு வரும்...EMIயில் நாம் கொடுக்கும் வாடகை போக மீதி பணத்தை ஏற்பாடு செய்ய முடியும் என்றால் உடனடியாக வீடு வாங்களாம்...வீடு என்பது Emotionalஆ எடுக்கும் முடிவு அல்ல...முதுமையின் பாதுகாப்புக்கு அவசியம்...இன்று 25 வயது வாலிபர் கொடுக்கும் வாடகை 35 வருடம் கழித்து நிச்சயமாக பல மடங்காகும்...ஆனால் அன்று அவரால் வீடு வாங்க முடியாது வாடகையும் கொடுக்க முடியாது..ஆகவே இளமையில் வீடு வாங்குவது ok...atleast roof over your head is assured.

கோவை புறநகர் 2008 ல் ஒரு ஏக்கர் ₹85,000/-. இன்று 1 to 1.25 Cr. 2008 ல் 1BHK வீடு ₹13,00,000/- ஆனால் இன்று ₹28,00,000/-. நீங்கள் சொல்வது புத்தக படிப்பு போல உள்ளது. 2015-ல் 15 சென்ட் இடம் ₹1.475 லட்சம்/சென்ட் விலைக்கு வாங்கியது இன்று ₹7.40 லட்சம்/சென்ட் விற்றுவிட்டது. ரியல் எஸ்டேட் விலை ஏறி கொண்டு தான் போகும். ஏனெனில் மக்கள் தொகை பெருகுது. எல்லோருக்கும் தனி வீடு வேண்டும். பூமி பெருகாது. சென்னை மட்டும் அளவுகோல் இல்லை. Today, the situation different. The increase what you hv stated is about comparing 15 years back and today. 5 years back and today is just opposite. It has only gone down. Investing now in real estate today expecting increase is crime. Real estate won't give any return. Buy if you hv cash for your own stay. Never invest for return. Don't take loan instead go for rental. Real estate future is bleak.

Simple fact is that if you buy flat/villa on loan and paying EMI you have to pay interest double the loan amount and even more if the interest rate increases! Buy house only if you are dwelling there or otherwise utter waste for rental and appreciation! For investment buying plots always somewhat better!

என்னைப்போல் உண்மையாக விவசாயம் செய்பவர்களுக்கு விவசாய நிலம் வாங்க முடியாத அளவுக்கு கருப்பு பொருளாதாரம் விலை ஏற்றிவிட்டது. ஐந்து வருடத்தில் குப்பைக்கு போகும் கார் லோன் வங்கியில் கிடைக்கும். விவசாய நிலம் வாங்க கடன் கிடைக்காது. கருப்பு பணம் இப்போதும் வேறு வடிவில் உள்ளது.

I think one more factor also to be noted .Price are fixed by brokers not by buyers or sellers. No idea about apartment, Rising land value can't be stopped by any one.

Sir in 2008, an apartment in 10 apartment building is 3000 rs/sqft. Now an apartment in 100 apartment building is same 3000 rs/sqft. This means the undivided share of land property has significantly reduced - price has actually skyrocketed.

But in this case buyer is not getting the benefit..only real estate builder, seller is enjoying more money for same sq ft of land. So its a huge loss for buyer. A buyer will get profit only when he buys for x rupee and sells more than yX rupees. It is not guaranteed if UDS decreases.

Well Said. But going forward as the Govt salary expenses and in general govt spending and govt borrowing going up, higher inflation rates will lead to negative real interest rates. Money value in Deposit ac will go down. Fixed assets will cost more in the future due to inflation. Real estate value of Buildings vs real estate value of Land appreciation difference will come down but overall home value may catch up after stabilisation. But Black money effect part will slowly come down for new property. Old property discounts will come down. Also, the new trend of online working may shift the urban real estate demand to suburban and rural areas. Also larger individual homes may have higher/ premium price and appreciation. Rent in suburban and Rural areas may go up at higher rates. Household formation rates, inflation and job markets will influence Rents and home value in the future.

Important point which is missed is Buying home is an emotional decision based on individual needs. Just using a flats as measurement doesn't do justice. LAND appreciates and building deprecates like they say. So you just compared 3000 Per Sqft in 2008 , but now the construction cost alone is 2500. Don't buy the argument of RE is a worst investment. Selection of property just like stocks is must. Also Realestate is a long term game and rental are in the pocket 😉

True about the rental return. We bought an apartment in 2008 in Chennai. Even now at 2021, the rental amount is the same Rs 12000. This is despite the apartment being in a lovely gated community and on the main road. Just not worth investing in an apartment for renting out purpose.

@@Jilljungjuk1 Nobody wants to take it for more. When there are plenty available for really cheap rates. If you are investing in flats within the city then your value will go up. Otherwise this is the scenario. And they keep leaving every year and we have to spend on repairs again. So it's just not worth it to buy flats for rental income in the outskirts.

Real estate investment in metro or cities reached stagnation but look at rural side farm land prices in pandemic time, it is increased atleast 3 to 4 folds. COVID has actually levelled and distributed the real estate boom across the country. Investment in more than one home not advisable as you mentioned.

Sir, u missed out another important point in NRIs buying apartment in India. Unlike resident property owner facing only 1℅ TDS at the time of selling, NRIs have to face now 20.8℅ TDS while selling his white money-funded apartment before registration!. Then how prices can appreciate?

According to me investing in land fetches more returns, I thought corona pandemic will lead to decline in land price but it's not true, there is 25 percent increase in land value in the past 2 years, there is a big boom silently going on in west chennai upto oragadam and sriperumbudur , as New train facilities , satellite township and outer ring road are being implemented, in another 5 years there will be double the price in these areas as there is need for house for the younger generation.

I am seeing most of the economists registering this same view about real state in recent times, but I don't know based on what parameters they're concluding and I hope most of them referring based only by chennai property value, they have to consider other places within TN and analysis before posting , because it's contradicting in realistic based on my personal experience. More over they discuss about inflation, doesn't it applies for construction materials at least

What he is telling is generally true for Chennai. Compared to last 10 to 20 years, the price increase and rental return is very less or stagnant. This is due to over supply of apartments due to increase in technology of building houses.. now the demand compared to supply is very low.. What he tell about singapire is also true...the salaries are not that good as was before...

Sir most of your points are focusing towards metro cities like chennai and bangalore. What about the normal cities like madurai and dindigul. Will the same applicable here as well?

Inga madurai la 10 years back oru plot 10k ku vithuchu ipo enga area la 30L ku only 2.5 cent than vangamudium ,,am talkin' about plot not even home ,,,3L iruntha veedu ipo 50l in Same 550sqft house ,,,in madurai outskirts ,,,people are building houses in insane speed ,,,chennai real estate is big Flop if you see in omr all are empty flats

@@rameshchinnasamy9135 it's not applicable ,,people tend to avoid buying in chennai or any other metro but focus on thier hometown which is way too cheap when comparing the same landscape with connectivity to airpor or junction nearby ,

Incorrect info. Apartment prices have increased in last 10 years on OMR. Why do you have to look at only Apartment when you talk about real estate. It includes land/plots also, right ? Did you check growth of the land price ? I am not here to recommend anyone to go for real estate as an investment. I am trying to say that when you compare something, you will have to consider all the aspects, not just Cherry picking the data that's is favorable to your argument.

சார் சொல்வது வீட்டால் முதலீடு மட்டுமே. அருப்புக்கோட்டையில் 2008 ல் ஒரு சதுர அடி நிலம் 105 ரூபாய்க்கு வாங்கினேன். அதில் ஒரு பகுதியை 2016ல் ரூ.1025 க்கு விற்றேன். இன்று ரூ.2500 க்கு கேட்கிறார்கள். நான் விற்க விரும்பவில்லை. விரைவில் ரூ.4000 போகும் என சொல்கிறார்கள்.I am waiting.

I bought plot in between tambaram to Sriperumbudur. That Area always have boom because of industries surrounding it.. If u invest in economic zones u will benefit
