Whew ... Meet Toddy from Indianapolis! It's crunch time and she needs a spot. She's moved around 5 times since arriving a couple of weeks ago and she's tired and ready to find something more permanent.

OK, so which one did she pick??? I loved the last one, the townhouse. However, the mansion apartment was to LIVE for. And having the landlord on site has its advantages.

Does she have a checklist? Also in Mexico it's as important to choose the *landlord* as it is to choose the place! Have stuff on the checklist like: - do dogs bark at night? - how is the place affected by flooding? - wait for it: who really owns the property? Someone dies and had a whole 'nother family in a different state; next thing you know, children come out of the woodwork, ownership changes and your place becomes a living hell - yep, that's Mexico -who is the internet provider (Telsnor vs Totalplay etc) - any pest problems? When was the last time the place was treated - how are mold problems handled - come by at night and to see if you will have one annoying neighbor who could make life a "DIABLO THEME PARK"😆😆😆 And that is just what I can think of off the top of my head. For Airbnb's, ask directly if the amenities listed work. You will be surprised how many places list "TV" but the cable service is turned off/tv doesn't work. Or some other XYZ amenity that is listed, then you get there and it doesn't work. There's levels to this 😆😆😆😆

From what I'm seeing, no matter where you go the barking dogs will come! To me it's the degrees of it. At my temp place there seems to be a 2 hour meeting of the neighborhood dogs every week day from 6-9 am and night after 7pm🤣. Between 9-5 it's nothing but weilding with no break! And you're right about the landlord situation...that's what I had to deal with with the kids actually shutting down the rental for years! So much to consider and you only have one day to make a decision before it's snapped up

@@Blakpepa It's a nice soft landing area. Some prefer Centro. The best hack I can think of 1) deciding which mode of transportation you prefer (are you a walker, use Uber, or a Driver); then decide what you want to close to - certain kinds of people or certain kinds of Amenities. And above all, why are you here??? Time and time again I see people who arrive with no plan. What health / wealth / relationship goal do you want the new place you are in to advance for you? The book PROXIMITY PRINCIPLE by Ken (forgot his last name) is 👌🏿

Please send me her email because I would love to meet her and rent her room when I come to Merida. I’m retiring from teaching public school next month!!! Selling my house and ready to get outta here! My only annoyance with the process is a landlord keeping a hefty deposit. Imagine telling me that I won't get my 2k back. Yea that worries me a lot.

This is a really great video. I’ve seen a number of people post house/apartment tours… but this one was especially good. I agree with what she said… having a little more privacy is important to me. I feel like having the owner right there… they kinda know all your business.. when you come & go & with who. A question I have is she talked about maybe renting the other room out occasionally. Do you need to get an owner’s permission on that? Or how does that work? Also she says something about testing the internet. On another KZfaqrs video they talked about doing that… what’s the best way of doing that? Sorry… several questions, but inquiring minds moving there wanna know. I really enjoy your content. Very down to earth & informative. I’m so thankful for people like you helping me get a preview of how to do it when I get there (hopefully Feb or March)

The one with the landlord was gorgeous. But be careful with that. We rented a 2/2 casita behind a huge mansion. Gated and gorgeous. But the landlord watched our comings and goings. We’re quiet retired people. It was weird to have someone see you come home with groceries and they notice you bought 2 bottles of wine and they ask if you’re having a party. Really??? Lol.

Toddy mentioned she heard issues with deposits being returned. Could you talk more about deposits not being returned? How big of an issue is this?

I'll likely make a video on this but the consensus from many expats is that they rarely get their deposits back. From my understanding, quite a few homeowners will use the deposits to get the house ready and when it's time to return the deposit they just don't got it. I don't know for certain, but in the US, real estate transactions suppose to be put into an escrow account and not touched, don't know if that's the case here in Mexico being required. You might have a better chance getting your money back on higher-end rentals but it's good to try and negotiate what happens with one of those deposits like Toddy is doing in the videos.

I lived in Merida 2010-2018. Stayed in Centro the entire time and my last place was a 2 bedroom, smallish but gorgeous loft house with a small pool in Santa Ana. I paid 9500 plus utilities but in 2014 I had a 3 bedroom house... definitely outdated but in Centro (Santiago) with a pool and it was 200 USD a month. My last place is the one I paid the most for and at the time I was like: "that's right I'm throwing down the big pesos and getting myself this cool pad. So have prices gone up in Centro so much you're looking outside of it or is Centro not your thing? Those places you saw were decent but I was full-on addicted to the colonial homes in Centro. Meanwhile, I had friends who were like, eh... Centro smentro...whatever I can go live in the north for 300 USD and have a more modern huge place.... depends on your priorities. I want to know what she picked and wished I still lived there... looks like some nice people are moving in! I couldn't take the heat anymore though (grab that private pool!... it's a lifeline not a luxury when the heat hits and everyone gets a bit of the crabby crabs after a few months of it so better to avoid neighbors who might start pool wars cause their brains are drowning in sweat!...and because you can swim in your birthday suit and save your swimming suit for "special occasions". You know like when someone is visiting, you're at a pool party, or you need to spontaneously hit a swimsuit competition with the crotch of your suit still touching your crotch. Pool kill suits quickly.) Great job negotiating. Here are a few things I learned that might help you. Turns out Merida is just a place where lawyers have gotten away with saying they charge one month's rent... I don't think it's a legal requirement they charge that. I've lived in 3 places between Queretaro and Puebla since I left Merida and I never get charged for the contract being written so I suspect there is absolutely lawyers in Yucatan that can write a contract cheaper but I'd be curious if you can ask around and see what they say. An owner doesn't get the money anyway... I can't imagine one saying no if you were like, "So I'm almost all in but can we go find a lawyer that will write the contract for a better price?" Also just FYI because I didn't know this option existed when I lived in Merida... in central Mexico, you pay a 2nd deposit OR an insurance policy which is usually a 3rd of the cost of a deposit...mine have been around 3,000 pesos or I wasn't even asked for any of that. The drawback to the policy is the money is gone no matter what but your deposit probably is too anyway so you lose a lot less and no deposit drama at the end. You need to buy a new policy each year so if you're staying years a deposit might be cheaper in the end to lose but that depends on your plans. But you could put the insurance policy offer on the table to trying to save some money. In any case... Merida is magic and I'm glad you both have found (are finding) a place there to enjoy it! This was interesting; good content. I knew she'd love the mansion apartment; it was head and shoulders above the others. But, the privacy aspect seemed an important difference, and the solo mini pool was amazing. Guess there will be a Part II (The Decision) and Part III (after she moves in)? I loved the ex-pat rental income generating idea, too. When I saw the mansion apartment, I thought "Oh, I'd rent from her to stay there," lol!

For foreigners, owners want two months. 1-month security deposit and another if you don't have what is called an 'Aval' (which is where a property owner puts his name/property on the line and says he vouches for you ... if you don't pay, he will). If you don't have an Aval, they usually want that second deposit. Many of these properties have lots of stuff (tvs, furniture, appliances) and those deposits help secure the inventory in case you tear it up or steal it. They're just covering their investment. It's fairly standard but everything is negotiable.

In that price range you get less and less, and keep in mind we were on the higher end of town. Because depending on where you go, you can find HUGE houses for $300-$400/mo. However, most Bouji Americans would live in those lol, but they are very nice and can be made up very well.
