This year was a crazy year in the factory built housing industry. There were plenty of new companies, new ideas and new trends. In this video I selected 10 of my favorite factory built homes and counted down from 10 to 1. These aren't just the highest end homes, I took affordability into account and tried to find a healthy mix of affordable options, mid range and high end luxury. I always found it interesting how modular homes cost 15 to 20% less to manufacture than a traditional yet they charge you as if the land was included. 🤔

Tbh i think it's moire that most land that houses sit on, especially many mobile homes is essentially worthless anyway, and are very overpriced when sold without a decent structue standing on them.

@@catlover10192 it's also the market... The same MH's that cost 120k today were 80k in 2019. Once lumber prices drop back down and the economy cools off, prices will drop. These MH manufacturers have expanded production so when demand dips, so will pricing as their inventory rises

It COST MONEY TO SHIP. A stick built is built ON SITE not SHIPPED. Shipping is figured by WEIGHT AND MILEAGE.

It's all the people escaping from CA and now WA... and spending CA money in the formerly lower cost of living markets, housing construction can't keep up with with around a million people leaving per year.

It amazes me too. I've done several MH projects and they were all affordable as they were designed to be. Now not so much anymore and plain old GREED has taken over IMO. Can't see paying almost as much for a manufactured BOX as a site built home. And I can't believe they still are just plain boxs.

Speaking as a person from Fl where flat roofs are common. Lets just say over time water will find a way in. Where I used to work after 2 years well lets just say no trash cans were safe when it rained

@@KerryTarnow I was responsible for maintaining the flat roof on a corporate facility in Tampa FL and Kate's point is worth considering. Corporate facilities can afford high quality roofing systems by spreading costs across long time lines. Homeowners are generally serviced by lower price point/shorter insured period vendors.. And heat & UV are both challenging opponents!

The flat roof may work very well in arid climates of the western US, but a slight moonscape might be the better option everywhere else.

Hey Kerry, I'd like to hear your thoughts on the Champion/Athens Park model homes some are now HUD approved for primary residence ( thos is what I was told) the one I'm interested in is the THS18844AMS. Hopefully your able to look into it, thanks for the videos and happy holidays.

3D printing modular homes is out now, with ability to connect pieces like LEGO to design your own or go with existing layouts. Much cheaper than these, who majority have less manufacturing costs but more expensive than an existing stone or brick home. Modular started as a way to buy smaller affordable homes, but most, not any more.

Believe it or not, Boxabl is still just taking cash reservations. And I bet they won't start shipping to the people on that list for months. I also think the Urbaneer design is much more innovative and livable. Regardless, here's hoping both get their production and delivery acts together in 2022! And maybe with the help of 3rd-party distribution and setup?? Also... I think focusing on 2K sqft homes is missing the mark. People aren't looking for "forever" homes... They're looking for "I'm sick of living with roommates and/or p!ss!ng away thousands on rent every year" homes!

@@justthink5854 we were going to put a second home on our land for our daughter, in talking it over with builder it was going to almost 100k to go from permitting, clearing, well, septic, foundation without even getting to a home. So even a small home would end up over 200k

@@justthink5854 unfortunately we did that for our mother in law already, converted out down stairs, 3 season room and 2 bays of our garage into an "in law apartment (80k) after she had a stroke. The joys of being a sandwich generation.

Np wonder Boxabl has a waiting list. Many of these defeat the original purpose of a tiny house, which was to be reasonably priced below most standard homes. Breezable starts at over $500,000. The construction costs on a tiny home are supposed to be cheaper than on regular homes due to their size. This is good info but doesn't meet the need of most who are looking to afford a home cheaper than market cost.

All nice choices here. Take a look at the La Luna model by MaModular in Austin, Tx. U shaped backyard patio/courtyard-3 BR/2BA and 1500 sq ft. If you bump out the LR and MBR wing wider to 18 to 18 1/2 (a 3 or 3 1/2 ft width increase) up to 2000 which may be a consideration in some developments.

Good video, seem like a lot of these homes have flat roofs. I know from exp eventually that water will find it's way in. I know any roof can leak but flat usually wear out faster. I wonder if guarantee covers this?

I love the Living Homes U design. So much potential for a beautiful courtyard and it maximizes window space. I also really love the Breezehouse, but I wouldn't want that much square footage. It would be great if they did a smaller version. Btw, flat roofs are architecturally beautiful, but much more prone to leaking and ice damage than sloped roofs. I'd only have one of these in the dessert. I think a monoslope is a great modern looking alternative for wetter regions.

I did my research on the recommended houses on this video. The first house MOD 1 ...... I went to it's website and got the address on their site. Then I Google Mapped the address and it shows a residential building where people live. Hmm. Also, for prefab homes even when they are legitimate, you spend a lot more than the price of the home itself. You have to pay for the transportation of it to your house which most of the time is in the thousands of dollars, you have to pay for a cement foundation to put the house on. you have to pay contractors to set up the house for you once it arrives. You have to pay taxes on it and getting insurance or a permit on houses like these are close to impossible to get. So, you have to know if your state government will allow you to put these houses on any property. I don't think we are there yet on Prefab Homes or folding homes. In the future, these houses will be cheaper and more legitimate as the need for them rises. Keep in mind one thing. If you can go to the actual factory from where you are buying go to it to make sure they are real. Don't buy from a website that only has animations of a house or only CGI virtual world photos or videos.

If I have plans already made by my architech to build a 300 sq ft ADU in my back yard, with it being so small should I just build it myself or still get it prefab off site with a company? Any advice helps!

My parents built their 3000 sqft and brick house in 1969 for 24k. It was recently appraised at 210k excluding the lot.

Boxable is good for any single adult or a couple, maybe a small child could be included but for how long do they live there is the big Q. I would say up to 6 years old but past that it’s pushing the boundaries of having a suitable normal life.

One of the issues I have with many models is the extensive use of glass as walls. Aside from the safety, they look like fishbowls with little or no privacy.

Reflective glass might be an option. Usually, walls of glass open into a private area, like a backyard. Window light, perhaps more than anything, IMO, makes a home appealing. Flooring is #2 in my book.

Considering it costs about $150 per square foot to have a house built in Michigan right now, these are not that bad. They are not just houses, they actually have the plumbing, electrical, and furnishings included.

Question...I live in Alaska. Are there any modular home companies that are less expensive than the old build a cabin model? Pricing out traditional frame homes are out of reach, and a manufactured home (trailer) just won't last in the extreme clims of Alaska. So, next idea is a modular home. Are we just out of luck because we are so remote?

Still don't see a great advantage of prefab homes, I think perhaps only if construction time and full budget control are into consideration (Maybe). Also there is more of a downside when re sale and durability cames to play. If sustentability is a mayor concern then what do you do with these after 20YRS. recycle?

I have a question, this is probably what is on everyone’s mind. How do you get financing on the properties and what did you have to do to get financing? I would like to know what is the ratio method you use to determine if the property you are developing is worth it in the long run? How do you do your research?
