This Village is partially complete with many Villagers calling Citrus Grove home. However, there is still plenty of room for homes to be built in Citrus Grove, so you could still call this area home. Come explore the Village of Citrus Grove with us!

Thanks for another great video AND bonus footage! ;-) Your videos continue to be so informative and fun. For those of us about 2 - 2 ½ years out from moving, visiting the very newest areas and those not yet developed are so helpful and revealing. But your videos of the older, established areas are great, too. So glad for your new hobby and the new camera. Please continue to share & keep your excellent videos coming!

Dave/Brenda, a villages sales rep stated the villages is now using concrete ( pre formed ) walls so they can construct homes faster. The pieces are made at concrete site and placed on flatbed trucks and set up on site.

Yes, they have started that in Ty Villas in Chitty Chatty. These are the first (and only current) homes being built with this method. I am not an expert in this type of construction by any means, but it looks pretty interesting. We have been filming in that area and have already collected some aerial footage of the process including the first home being built there. A video is coming in the next few weeks. Dave/Brenda, Excellent fly over and explanation. I’m in the villages renting for the next several months. Brenda , you need to start “nav I guessing” to help Dave! My sweetie does it and helps so much as we get lost together. I love your videos! Waiting for Richmond and St John to start selling next to and across from lake Oakhumpka. Ive come to the decision the Villages is where I want to settle down for my retirement. Doing line dancing, water volleyball and water aerobics, attending the squares for nightly entertainment. This place is so beautiful.

Thanks Dave & Brenda for another interesting tour. That rec center being built is the Homestead rec center. I doubt that the astronomy section in the clearing in the woods will have telescopes - I think you’ll have to bring your own, or perhaps the astronomy club will let people peer through their’s. The road you went down for a while then turned around looks like it goes to the golf course maintenance facility for the Southern Oaks course.

@@Jyeagley1 I met a guy yesterday at water aerobics who purchased a telescope from someone for a great price and was amazed at the size of the telescope. Then he went out with the club and found his telescope was miniature compared to the people who set up their telescopes.

Yes I definitely underestimated the time from Citrus Grove to Brownwood, but the time from McClure to Brownwood is accurate. That is the time from our home on the path we take every day.

I have not noticed homes equipped with natural gas having rear patio natural gas stub outs for gas grill. Do they offer that as an option …thanks…. subscribed and notified

That was offered to us when we built our home, but it is not standard (We did not add the stub). The homes we have been videoing are spec homes, so I suspect they did not put any in those since it was not a custom build. Thanks for watching!

We bought a house in St. Catherine, just closed and at our walk-through the builder said homes are being built in about 90 days! That’s fast!

@@Jyeagley1 We purchased a spec home when we went down in May. Signed the contract mid May and closed June 28th. It was fast, a little over a month!

Not sure I would want to buy a home built in 90 days. 😳 It must be shipped to the site in prebuilt sections.

Are you allowed to fence your yard? Does the village maintain the grass and trees on the side of the streets.

No, you cannot add a fence to your yard; However, all Veranda homes and Courtyard Villas come with a fenced back yard already installed. All other homes do not have a fence and you cannot add one. Each home in The Villages is responsible for maintaining their own grass and trees that are on their property. All of the public property is maintained by The Villages development district. One thing that causes me to pause are the bonds. I understand what they are, but why does Florida do that? I’m in Texas and we have new subdivisions being built from undeveloped land all the time and we still don’t do bonds. As far as I know, Florida is the only state that does that.

Not sure what states allow for bonds. My understanding is you pay for it either way. In places that don't use the bond mechanism the cost of developing the infrastructure is added to the home sales price (you just don't see it broken out as a line item). Any developer in the country is going to pass on the cost of building the infrastructure in some way or an other since they are not a charity. @@ExploringTheVillagesFlorida thank you, I will check it out. How much on average would you say property taxes are in Florida? Say for a 2,000 square foot home in a nice neighborhood? We don’t have bonds in Texas, but our property taxes are about $8,000 per year, so maybe that’s where they get us.

Based on The Village of McClure which is where we live the annual taxes on a $350,000 home with homestead exemption (meaning it is your primary residence living in it more than half of the year). The annual property taxes would be $4,611.59. Bond and bond maintenance is additional. A higher end home assessed at $500,000 taxes would be $6852.46. One Million Dollar home taxes would be $14322.01. The area I calculated is in the County of Sumter and the City of Wildwood Fl. Hope that helps!

I think the oatio villas that are in the $210K price range were going for $180 K last fall. Earlier this week I went to an open house for a patio villa $209K in Citrus Grove. Not walk in closet in the Master bedroom. Not a lot iof storage space if you were going to be living full time in The Villages. Plus the bond was $18 K.
