Upgrades, upgrades....Lord have mercy. I really love this luxurious Toll Brother's house. When looking at the exterior of this home, I almost thought it was from Pardee. I love the floor plan, high ceilings , accent wall in the master bedroom and the marble flooring in the master bathroom. The pool seems to be cozy but way too small on a home this size. The backyard could be a little bigger. A view of the strip and a balcony is also a plus for this model. I love the featured wall along the stairwell upstairs and the his/hers water closets.

I think the best way to get a house like this is hire a decorator so she will help with upgrades and furniture. Expect to pay around 20% of the house price in decorating. No cheap stuff in a house like this.

Thank you again for your review,much appreciated. Since the house has a european style, i can express my two cent opinion as a european citizen. The main thing at least in south Europe, we use concrete for building our houses, so no Pest is required. Also we design houses with more balconies and as far i know, we don't have bedrooms facing the road for security reasons. BTW the yard of the next house was amazing.

You said the market is getting crazy and new homes are not appraising. So that means people are spending X amount for a home, and the appraiser is valuing it at less, right? If you have a new home that does not appraise, what does that mean? Does it affect you the buyer negatively? Does it screw up your loan?

The builders need to really consider spacing the homes out a little more or at least putting higher fencing up for privacy between the lots. If people are gonna pay that amount of money privacy is key. All that land and your neighbor can see every nook and cranny when you take a dip in your pool. Nice home however I'm a fan of having the master bedroom on the first floor in a two story home and also a media room/ bonus room. You always do such a awesome job showing these properties I'm never disappointed it's nice that you let us know how far shopping the strip hospitals clubhouse e.t.c. are from the property that you are showing especially for those of us living out of town that's considering owning property in Las Vegas.

Greetings!! I like very much your videos. The thing is: everything is an upgrade, perfect. You go and see the model house and decide to buy it, but reality beats you that it is terribly expensive when they tell you, this is not included, that type of floor is not included. So, what you are buying for so that hugh amount??? It's not fair, because you imagine something similar or almost the same. Thanks for your good work. God bless all the people who sees this.🎖🎖🎖

⭐️⭐️️ Great video work Chakits. Nice house, however, once again lack of privacy, too small lot, cheap rock switches, curtain rod in some bathrooms instead of glass, and lastly all glass front door which doesn't offer any privacy.

that is a nice house! but that backyard is way to crowded. The pool looks awesome but very small and looks more like a soaking tub... out of curiosity what would the gas and electric bill like during summer? keep the vids coming!

Night out on the town ...Dinner & drinks at a nice Club...seafood and OMG after getting home ya BOTH regret having that so called FRESH Crab dip. NOW you can both sit across from each other and watch each other empty your guts down the Toilet ...I mean DAMN ya don't even need walkie talkies lol AL that said I DO like the Master bath and most of this place for sure . Not the sq. ft. I would want for the $ yet still a very nice place .

I will never understand, how at Toll Brothers price points, those homes are literally within 10 feet of each other... WHY WHY WHY are they built that close to each other? You can't have a pool party with loud music without your neighbors potentially calling the police on you.

Remember that it's not strange that you need options to make a house look like a $1.4m home. But most buyer spending above 1.4 are definitely upgrading close to 35%. And almost all buyers of new constructions at any purchase price spend additional monies for upgrading.

Nice house but it’s missing something (preferred some of the other models). The neighbors are always way too close (wall in the backyard needs to be higher - why would adults need to feel that we’re all living together?)

It’s a beautiful home and the lighting fixtures make it doubly impressive but the downstairs was still way to dark and for the price you quoted I would definitely want a quieter pool workings and the proximity to the neighbours is laughable, other than that take care and stay safe.

It's a nice house but it does look like an office, someone had mentioned that. I would love trees because of the health benefits they give. I know in Vegas trees are not the norm. The only way that I would possibly live in a house like this is if I won millions in the lottery so that I won't have to pay as I would say " the house note."

Modern is not my style Per se. however I do like the house love the cat walk and the downstairs the bedrooms are too small for my tastes especially if I’m dropping that kind of money the size of the master not including balcony should be the size of the guest bedrooms and the master should be larger also the master closet seemed small since there was not a his and hers. I did like the master bathroom especially the two water closets.

Can we see a house without any upgrades? Where I live, the houses are shown as they come and the upgrades are not built in and they still look good, but do not cost such crazy money. You saying this house costs probably double the price just because of upgrades makes these show houses pointless.
