Think more property buyers need to be aware of the pitfalls you have mentioned. Good to know if a property purchase does not make financial sense I believe you will advise the buyer against it.

You have gave great insights for upgraders. I hope to upgrade but not sure how to really avoid being short changed when buying one. I have one question : Do you think a Austville Penthouse at 1.72m with abt 1442sqft is a good buy ? I see the uniqueness of a penthouse with open sky terrace.

the open terrace psf should be 50% of the livable strata area for this development. although alot of sellers are not looking at that kind of prices. my take is good to have an open terrace but how useful is the space to u? will u be growing your own vegetable there? the pandemic has make appeal of open terrace sourced after but usually the high maintence + difficult to sell in future + upkeep + walk up a spiral staircase to reach there deter me seriously.

@@alanweeproperty Because I thought of harnessing the solar energy for home use and do some vertical farming. But your point give some good thoughts. However, a unit of HDB massionette as shown in news cost over a Million. Does this link up ?

@@JaWs738 lol..😆 that is why hdb know that spiraling hdb prices is not sustainable. HDB EM, Jumbo and big units have become hot again. It fullfill a needs of hdb upgraders that are priced out of the pte market. that is why this effect filter to hdb 1m segment and indirectly to $100k COE for cars...
