Great video, subscribed! Once you have a deal is it time-sensitive to get it sold as I'd imagine the landlord/seller will still be open to other offers from third parties?

Very insightful video Arsh!! 1) What did you mean when you said you get the investor "legally instructed"? 2) How do I begin to build relationships with Estate Agents? Do you have any special tips?

No special tips on building estate agents other than speaking to them regularly and letting them know what you're doing and what you're buying.

This all comes down to how much exclusive do you have on your deal. If you have no exclusive to a new disclose the address, you risk losing the deal

Investors will come if the deals are good enough :) Use social media to promote your deals.

Hi Arsh. Deal Sourcer from Edinburgh here. Question - do you advertise the deal to investors right after placing an offer, without actually knowing if the offer is accepted? Biggest issue here, that most of the time offers have to be submitted by solicitor ( official scottish offer ) and we have to come up clear with the position - so we always put in a clause or a condition to offer, that we will look for an investor and the buyer will be a an investor, not directly our sourcing company. In many cases the vendor reject our offers. Would you say that is worth to first send offer and right after advertise to an investor? And if the offer is not accepted, let the deal fall through? Is not a problem if I deal directly with vendor, but I meet with this problem when the property is from agent. Hope you understand :) Thanks. Jozef

A key factor is estate agents taking a home off the market, for me as deal sourcer.... thoughts? Do you co -deal? I hear we can charge 4% of the sale price?

Not many agents will take a property off the market for you. Let's face it: you are just a random person calling in to an agent or calling them on the phone asking them to take a property off the market and ultimately stop marketing the property. Why would they do this? If you owned the property and you saw the agent was no longer marketing it, would you be happy with this?

Firstly thanks for the video, very informative. Secondly, if i have 0 money and want to get started but obviously can not afford the 1k legal fees. Do you recommend trying to get somone who is compliant on board to help facilitate the transaction? Would this be something you would be interested in doing? thanks again

You can't get money from property without putting money in. Secondly deal sourcing never works. As a landlord myself I know a good house when I see one. I know it;s market value, I know it;s rental income, I know the area and I know the condition of the property. Why would I pay some middleman thousands for such basic info? It's not just me. All landlords and property investors know the score and none of them need deal sourcers. If someone is spending tens of thousands on a property then rest assured, they know a thing or two about the property they're buying before making an offer.

@@mrdojob You're actually incorrect on that, deal sourcing DOES work I've seen it personally with my own eyes and one of my friends makes a very healthy living from this. There are sourcers out there making crazy money per month. Easy way to see for yourself is check out some of the property investing groups on Facebook and see all the deals getting snapped up daily from investors on there. Bottom line is investors want passive income and perhaps due to other investments they have don't particularly want to source deals themselves. There are also many elements to deal sourcing you could be sourcing HMO's, SA's, BRRR and lease options so this creates diversity meaning there are more ways to make money than one.

@@mrdojob There is more to it than finding a property there are negotiation skills required, time required to source the deals and also finding "motivated" sellers is the most time-consuming part. A lot of folk (perhaps unlike yourself) want to spend time doing other things than sourcing deals hence why they would use said service. The type of people for example who would be normally interested in R2R deals would be more likely an older person who wants to have no dealings with the property and a complete passive return and guaranteed rent than a younger, hungry person. Also I've just downloaded Arsh's app mentioned and you can see from that alone there is deals sold on his app. If it didn't work no one would do it, simple. If you want more proof of it working let me know..

@@innov8properties913 No there isn't. You just use common sense. Motivated sellers pop up all the time and any serious investor will always view a property in person before committing to it. You need to be an idiot otherwise. Letting agents do what you just stated for much less money. Mine only charges 10%. Why would I want anyone else. You have to remember profit margins are small anyway. A great property can only return about 10% a year so why would you want a middle man siphoning off money from it? You'll soon find the realities of property investing will not match up to your expectations pretty quickly.

Can you tell me how it works when you put name of the city where is your property for deal? (if this city is small is quiet easily find this house on zoopla or rightmove), so why the client should buy the deal from you? He can go to agent and put similar offer and probably is going to be accepted. Thanks

That's basically it in a nutshell. Why would an investor approach a one man band who's doing it for the money unless they have an extensive track record and a property portfolio themselves? Would you buy a car off someone who's never bought a car, never owned a car, doesn't have a driving licence, doesn't now how to drive and doesn't know how to maintain cars? I certainly wouldn't. Given the alternatives like chartered surveyors, estate agents, property solicitors and successful property investors, nobody unless they were an idiot would choose someone with nothing in the way if qualifications or experience.

If you want to make money at that age buy and sell things on Amazon/Shopify. Learn how to code too because in a few years you can use your skills for contracted work and make a lot of money from home

Dont pay £10,000 for courses!!! So much free info out there. If you want to pay £10k, wait until you are established and you can pay the £10k from your normal income, NEVER take loans out for courses.

Thank you for the video, helpful explanation of pros of going to Agents and direct to vendor. I also tend to use Abricko.com for my market analysis and sourcing, which saves at least 3-4 hours per day. I found that some investors though want deals direct from vendor rather than from the agents, which is just a perception of the validity of deals.

@Matt Harris not pointless at all! If people are training others in property, they want to know the person is credible and they should have millions on company house. After Samuel Leeds and so many other property trainers, all should be under scrutiny. Most are making more money from training than property. The people I know developers, property investors don't sell courses. If they are successful, that's fine, only fair to ask and the sooner we get regulation in this sector, the better. Check Mike Winnet videos, Shaf Rasul and others. It is a tough area and without money you will achieve very little.
