Types Of Standing Seam Metal Roofing: Pros And Cons
When you are searching for the best standing seam roof panel? While the decision to use standing seam might be an easy one, which type of standing seam metal roofing to use may require a bit more consideration.
There are three different types of standing seam metal panels to choose from, along with different types of stiffening ribs or striations that can be included within them.
What Is A Standing Seam Metal Roof?
Standing seam metal roofing is sheet metal that has a flat appearance that has a flat appearance in the center and vertical ribs at the panel edges. It’s the most weather-tight metal roofing system because it’s attached with concealed fasteners.
What Are The Types Of Standing Seam Metal Roof Panels?
These are three types of standing seam roof systems:
Snap Lock
Mechanically Seamed
Nail Strip/ Nail Flange
Snap Lock Roofing With Clips
The snap lock standing seam roof system consists of panels with a male and female leg that snap together. These panels are fastened to the roof with clips, and the fasteners are concealed.
Snap lock standing seam is the most common type of standing seam roofing. Its popularity comes from being regarded as the best all-around standing seam solution when you consider the performance of the panel, cost, and easier installation than some of the other standing seam panels.
Mechanically Seamed Metal Roofing
Mechanically seamed panels are designed with clips that line up with one another to be locked together by a mechanical or hand seamer.
Mechanically Fastened Metal Roofing: Single Lock Vs. Double Lock
Mechanically seamed panels can either use a single lock system or a double lock system when they are seamed together.
A single lock refers to the seams of the panel being folded once (90 degrees) and a double lock is when the seams of the panel are folded twice (180 degrees).
Double lock systems are more commonly used. They are more secure and have an overall better performance over a single lock system.
Nail Strip Standing Seam Roofing
Nail strip, also known as nail flange or fastener flange, is the snap lock standing seam roof system with the simplest installation process. The male flange has one-inch slots that are spaced 6 inches apart and fastened directly to the roof deck, eliminating the need for clips. Once the panel is fastened, the female leg of the panel snaps over, hiding the fasteners.
Nail strip panels are used most often for residential standing seam roofing jobs because they’re the least expensive standing seam system. However, this panel has the worst performance of the three types of standing seam panels.

FEMA has found that snap lock metal roof panels are the worst performing panels in wind storms, this comes from their inspecting roofs after hurricanes. The problem with all standing seam roofs is when the first panel starts to peel away it takes out a row of panels with it, this is especially true of mechanical standing seam panels. Exposed fastener panels perform very well in wind storms, if a panel does come off it will be just one panel, it won't take out an entire row of panels like standing seam panels do.

My wife and I put an exposed-fastener metal roofing on our house fifteen years ago. It was all we could afford. Big mistake. I'm now planning to tear it all off and install a nail-strip standing seam roofing product instead. Exposed fasteners loosen over the years and leak, which only gets worse and worse. Fine for outbuildings but not a home.

How long does it take for the head of the fastener to wear a hole in the panel or for the nail strip panels to rip themselves apart due to over tightening the fasteners.

The screws don't typically wear a hole in the panel but can leave a visible dent in it. Overtightening does not really happen, because as long as the screw is not going through the nailstrip, it will still allow the panel to expand unlike they told in this video.

2 questions During the rainy times, does it make the ticking sounds (like on a tin roof)? What about eventual corrosion and how soon does it happen?

When it rains you will hear a bit of a ticking sound, but it's not that noticeable. I have a metal roof personally and it's never been loud enough that it annoys me. The underlayment that is beneath the roof softens the sound a bit. All things will eventually corrode and if you live near the ocean than you should not use metal (use aluminum or copper in that instance). In a normal environment the roof is designed to last 40+ years. It is steel that's been coated with a galvalume coating. In addition, it has a high quality PVDF paint finish. The warranty on the paint finish is 30-40 years depending on the paint supplier and the color that's chosen.

The standing seam metal roof on our 1866 built house needs to be replaced but the metal roof fits right into the wooden gutters. I assume because of when it was built they used the mechanical seam roof so do we need to use that type or can the other types of metal roofing fit in the same way so we can keep our wooden gutters?

Karen, It's impossible to answer that question. You will need to ask the roofing contractor when they come out and do a bid on your roof.

You can use different types of roofing to fit with the wooden cutters, but you shouldn't ruin an old classy house with anything else. Just use mechanically seamed roof, that is the only way to go.

Seems like I don't want the nail in type (due to the metal being ripped by the nails), nor the mechanically seamed (due to installation time & skill required) but the Snap lock with clips goes on easier and lasts longer than the nail in type. Got it! But the orange and black dots confused me. What do they mean?

I can see how those dots can be confusing. 1 dot is the least and three dots is the most. Basically nail strip is least expensive & mechanical seam is most expensive + snap lock is in the middle.

FEMA has found that snap lock panels are the worst performing panels in a wind storm, this comes after FEMA has inspected metal roofs after hurricanes. The wind pressures will cause the snap lock panels to disengage with each other.

Please don't think I'm trying to be a jerk, as this is meant to be constructive criticism; precision is as important in language as it is in technical specs. Finally, for some inexplicable reason, your Blender artist has the screws turning counter-clockwise when they fasten. Beyond this, you have created an excellent video. I have learned much, have bookmarked the video, and will be referring to it again when the time comes to start selecting and ordering materials. Thank you -

are these panels recomended for concrete roofs? how should they be fastened to a concrete roof?

Luis, In a residential application these panels are normally attached to a solid wood substrate with synthetic roofing underlayment between the standing seam panel and the solid wood substrate. There are instances in which these panels can span from metal purlin to metal purlin, but you normally would not see that on a residential house and it would require an engineer to determine the panel chosen and the distance between purlins. It's not appropriate to install standing seam on concrete and I would have no idea how to fasten it correctly.

High wind areas should stay away from snap lock panels, the wind pressure can cause the panels to disengage and blow off. Either go with mechanical standing seam or exposed fastener. Todays exposed fasteners are superior to exposed fasteners from 10 and more years ago. You can now get fasteners with a cap head that shields the EPDM washer, EPDM is a long lasting material.
