Great content Justin! Thank you for taking the time and sharing this. You were very fortunate to have friends, family and business partners help you with the build. I'd expect the same project would cost double with today's material and labor costs.

Kudos for taking the time to put together such a long video. I really enjoyed it. As far as the drywall seams - don’t give up. You just haven’t found someone who cares, or is capable enough, to care to remedy those seams. If it really is THAT bad, skimming the entire ceiling is probably necessary, but I honestly doubt that. To me it looks like it wasn’t feathered out far enough. Vancouver Carpenter would have that hump tidied up in an afternoon 😉

Fascinating, always enjoy seeing different ways homes are built. I feel you on the 63K sewer. I built my home 3 years ago with an attached ADU for my in laws. To make it “official” there was a lot of extra red tape that ended up adding up to 55k. Hope all is still well with the wetlands!

Yea I ended up bringing in 10 more surprises of dirt last year and really giving it a good steal grade after my patio so we’re looking good 👍

Great video! I love all of the info provided. I always wondered what those home coast. I have a similar situation in Monroe twp. Mine involves a handyman, a special, covid shut down, lots of delays, and incompetent archichetect. To cap things off, the township lost my drawings, which led to losing another month. All of that is behind me , thank God!

All wives think alike. I'm never actively looking anymore, but I'm always watching. If a good deal comes up I like to look into it. Here in NJ, good deals don't come around often. @@BitnerBuilt

We have looked at a modular home in different states we have lived over the course of the last 20 years. My problem in some areas was that even after it was built, if we had built modular we couldnt sell it as a regular home and it had to be disclosed as a modular home. Do you have that issue up there?

No not in nj. It is honestly just a house nothing “less” that would require a disclosure, in fact it’s built better. If anything, I’d be the one to bring it up during the sale because I have 2 x 6 walls with thicker insulation.

Another question, sorry! Did you ever look at polebarn or red iron construction when you were looking to build?

I’ve looked at pole barns just for me personally to add on more storage in the yard but not as a residential construction to live in. My business partner at the time was already approved to work with this company as a general contractor, so by going with them, I have the opportunity to do it myself and save that huge 25% up charge that some contractor would’ve tacked on Themselves just to oversee the subcontractors

This makes me very very thankful that I live in a low cost area. I paid 70k for my house 7 years ago (~$166k now) and my mortgage is $680 a month lol

Wow! That was a very good deal. I'm sure that having that low monthly nut sure is nice. I'm in NJ, the prices here are through the roof along with property taxes. Have you thought about taking out that equity and investing in a rental property.
