UPDATED COMPLIANCE REQUIREMENTS
As of August 9, 2021
The DLBA has updated the process for Achieving Compliance. This update will NOT affect your current Compliance Requirements or process. Beginning Monday, August 9, 2021, the DLBA will perform a final walkthrough for all properties, prior to achieving compliance.
The updated process will enhance our ability to authenticate the documentation, that you provide to the Compliance Department. The DLBA will send a representative to your property for a final walk through and photo confirmation.
Final Walkthrough Items:
Functional Bathroom
Functional Kitchen
Installed Furnace
Installed Hot Water Tank
BSEED Inspection (Auction Program Only)
Exterior Photos (Must be Blight Free. Porch, Roof and Gutters must be in good condition)
The appointment for the final walkthrough will be arranged with your schedule in mind. We will provide you with sufficient time to prepare, prior to the scheduled visit.
Once the final walkthrough has been completed, your Compliance Representative will provide you with an email confirmation, indicating your status for achieving compliance.

Everybody wants handouts nowadays...alot of people are walking around like they shit don't stink with their noses in the air. I see why you do alot of your own work because when you try to help people out it's like they build up antimosity and jealousy. You're going to stay blessed while they stay down in the dumps

Best tip for security? I have heard couple of stories about water heater and furnace getting stole right after being installed. Since you would have to have those done before the city releases interest in the property.

Get your electricals set up first at least one outlet to the main floor porch light and back inside light. Buy some solar power ring cameras get a ring floodlight and a ring doorbell and put a ring camera in your basement to watch your furnace and hot water tank. so if someone comes in my basement I get a text message If someone comes on my property I get a notification

Literally install these as close to your walkthrough as possible otherwise they might be gone with your pipes too.

Contractors don't want to work they just want the in and out for the biggest bag. They don't want to put no craftmanship into their work they trying to just eat. slap it together make it look good. Then you have to come behind them.

What areas would you stay away from when investing with the land bank? Also my main concern is when you buy a land bank property on a quit claim deed are you responsible for previous back taxes or water bills etc?

I really can’t say to stay away from area And also you’re not responsible for back taxes make sure when you purchase your property uniform them that you want a owners policy which means warranty deed
