Hi Rose! As the small rental property owner, I would keep the property, yes rentals have their headaches(big problems sometimes) yet rental property is tangible, you can make changes, or improve the property for a better return, cannot do that with stocks, and ETFs. I know you probably hate the house right now but to sell a perfectly rentable house (after reno) that you bought below market as someone who wants to live from your investments sounds pretty crazy to me.

One thing I will say is that a high yield savings in today’s economy is almost non-existent. CD specials and interest bearing checking accounts are going to yield the most interest. And even then, your high interest checking accounts have lots of rules in order to earn the interest. Dont let interest bearing be your forefront when starting out your savings. Work to build up the funds to then put in a CD or money market

I'm 38 and while I've always been great at saving, I never invested or thought about retirement. I started out broke at 28 and moved into a cheap condo. Over the years, the combination of living below my means and incremental raises at work allowed me to save up 200k. With that, and selling my condo for 90k, I purchased a house in cash. No debt as I hate having it and avoid like the plague. Not long after, I received an inheritance for an additional 300k. I'm now just starting to look into investing in both retirement and brokerage accounts. I'm kicking myself because if I had done that earlier I'd have quite a bit more money now, but I think I'm in a good place regardless. I just calculated my net worth and am right under 1 million, so while the 300k did help, alot of it was just being frugal and saving everything I could.

That would go in the last bucket #8 Wants! Of course it's your choice how much you want to prioritize that over any of the previous buckets, but definitely at least have buckets #1-3 (needs, emergency fund, credit card debt) taken care of before allocating money to big discretionary purchases like that!

Enjoy your content though I love ETFs CC & leveraged. I think the Index and ETF IMO depends on what you want from your portfolios and age and/or retired. I really liked your explanation of the 3 and simple to understand and great content and videos. I have experienced first hand while a saver Mutual Funds years and bank saying o look how much you grown and when you spreadsheet like I did it was what we were saving with little growth on their end but hey they get paid even if don't do a good job...yeshh glad I decided to self direct 7 years ago.

Poor people habits 1. Not curating your Inner circle 2. Buying more than you can actually afford 3. Working hard. Not working smart 4. Not earning what you are worth 5. Pay all your taxes 6. Relying on one stream of income 7. Using credit score as an indicator of wealth instead of networth 8. Spending before you save
