Uncertainty... it took me 5 years to stop trying to predict what bout to happen in market based on charts studying, cause you never know. not having a mentor cost me 5 years of pain I learn to go we’re the market is wanting to go and keep it simple with discipline.

I’m closing in on retirement, and I have benefitted much from using a financial advisor. I didn’t really start early, so I knew the compound interest of index fund investing would not work for me. Funny how I pulled in over 80% profit than some of my peers who have been investing for many years. Maybe you should consider this too

My advise is when you get a home inspection, be there with them and ask a lot of questions if need be. When I purchased my home I was encouraged to be there by the inspector.

In a joint project, it’s no one person’s fault for budgeting mishaps. You two are making these decisions together and it’s not fair to point fingers because of smart window and roofing decisions that will likely add value to the property anyway. In the end, the project was still done well and money was saved throughout 🤎

Or would it be the same? I was looking at some 4plex houseplans online. The plans tell you materials and cost etc...

Thanks for sharing . Does the Budget Generator automatically transfer the estimated budget amount to the building expense tracker sheet line by line? Do you have to manually enter the break down? Also can the percentage of the budget sheet be adjusted at all?

Great questions! The budget generator does not automatically transfer budgeted amounts into the expense tracker. We built them this way so that the expense tracker can be more customizable for the project you are working on. The percentages can be changed on the budget generator to more accurately reflect your market & project! Hope that helps ☺️

How long do you have to live in something like this before you can sell it?

It would be dependent on any financing stipulations! For example, we don’t have a certain timeframe that we must occupy the home. However, if we were to purchase this duplex with something like an FHA loan for house hacking, we would be required to occupy it as our primary residence for one year. Hope that helps!

Most lenders will want to see 2 years of earnings so they can make an accurate prediction of what you will continue to earn moving forward
