Gin..it's too bad the houses are so close together! Please tell the builders that foreigners are used to more space and privacy between houses. We need bigger gardens so we do not hear our neighbors when they are fighting and so that they are not always spying on us. The walls also need to be taller for more privacy..such as 10 feet tall. And the front gate to the carport should be solid metal so that no one sees our valuable cars to steal them. Great presentation as always my dear! 😉👍

In reality, Thai developers don’t ever build with foreign preferences in mind - as virtually no spec-built houses are bought directly by foreigners (since foreigners can never own land, in their own names, in Thailand). Thais - whilst they love land in an abstract, emotional sort of way, are not attracted to “gardens” in the way that westerners are. So the plots on budget residential schemes are rarely more than a parking depth to the front, and a 1-2 metre margin around the sides & rear. On the more luxury end (8m Baht+) the margins are a LITTLE deeper, but with a pool typically taking up 70% of the free space. When you see a home with a large garden area, these are almost exclusively self-builds or very top-end developments (30+m baht). If you want to own a Western-style home with a big garden (in your own name), the best bet is to take a renewable 30 year lease on a plot (ie 60 year tenure) and design and build your own - much much more cheaply than in almost any western country.

@@mikegray8776 While you made great points..this channel is made for foreign buyers. The term 'farang' (often pronounced as 'falang') is a general term used by many Thais when referring to Caucasian visitors. So that is why I made my suggestions since they are appealing to foreign buyers. Foreigners can own land if they marry a Thai..or..if they start a business in Thailand. And there are many foreigners who go to Thailand with these two things in mind..especially since the average Thai cannot afford these homes. But I totally agree with you that a foreigner will usually only find everything they want if they build their own home. Easier said than done though. Thanks and take care.

@@Nightbird. Yes, dead right! I only made the point as initially I wasted 2 years searching for something that doesn’t exist! I kept finding houses which were the perfect design for my requirements but without gardens - so I told myself that if I looked hard enough I would find the same home at 15-20% higher cost, but WITH a decent expanse of lawn. I never found it - even 6 years later! (So now I rent instead.) Given a choice between a small garden, an extra bedroom, or a pool - no Thai developer will ever choose the garden option. 😤😤 That said, there is one solution if you are really lucky ….. Approach a builder who has JUST STARTED a development, look at the proposed corner-plots, and negotiate for a configuration that leaves you 30m2+ of lawn space. There is often one “awkward” plot on every development that can accommodate this - but you have to move pretty quickly. Good luck with your search !! 👍🏼

By the way foreigners important note you can not buy land in thailand as a foreigner, so this will technically be a leasehold and you'll be out of luck once that period ends.

foreigners can buy houses if they set up a private limited company but it would need mixed thai and foreigner ownership. There is another way through a leasehold agreement but this would depend on the type of property and the actual lease

Most folks find that the retirement visa is quite easy for the over 50s. If you have difficulty meeting the minimum financial requirements, then there are many agents that can provide a low cost solution.

I was told foreigner can buy and own these units you advertise but must lease the land. Perhaps you should also include if the initial lease of 30 years is included in the price and cost of a lease /renewal /extension etc etc. I asked many sellers thru email how much the land lease was and as well the term and no answer as of today ..... a month later

Wow for the price thats amazing. I bought a duplex apartment in turkiye for 200k usd and the quality is crap as is all the apartments here. But thailand doesnt offer residency by investment

I know that Thailand's kitchens can be a bit of a shock to westerners like myself so ....plan on buying an oven! :) Hey, not to be termed a "master" bedroom. It's a primary or main bedroom. 😃

Seriously ?? I don’t think many Thai people speak “Woke” yet - and hopefully never will. Of course it’s a master bedroom! - check any design drawings in any Anglophone country.
