The problem with this is how the Chinese treat their properties after they buy them. I learned this while living in China and in Manila. I saw cigarette butts in the hallways plus trash in places where there should not have been trash. They don’t really care for the environment. Their environment. They really don’t. In Manila people kept complaining about the Chinese living in our condo building. They didn’t care what they did to the place. It was very frustrating. So when I hear that the Chinese are buying up lots of real estate somewhere it makes me cringe.

Thanks for sharing that information, I have had the same experience dealing with Chinese people living in Spain, they really don't care, it seems that's their culture. I wasn't expecting that tbh.

@@p.c.h.6721 Thankfully we (none Chinese ) are the majority in our development. So many Chinese shops and restaurants on the Costa del Sol.

That why property area in any countries that had majority Chinese or Indian will not appreciate that much as compared with Japanese majority area.

I am living in malaysia, and landlords say the same thing about Chinese tenants. Some landlords refuse to rent to Chinese people now!

Great fun facts on the housing market. Could you comment on the mortgage debt for expat condominia purchases compared to the mortgage debt for condominia purchased by Thai nationals? Is there any information on the level of mortgage debts for the entire housing market compared to the entire housing market property purchase values?

In the first half of 2023, the 3 major eastern economic provinces (Chonburi, Rayong, Chachoengsao) saw 24,717 residential units transacted with a total value of 62.9 billion baht. This was a 4.3% and 14.8% increase respectively compared to the same period last year. If you look at Chonburi province alone (where Pattaya is), the first half of 2023 saw 16,622 residential units transacted, with a total value of 44.5 billion baht. The Chinese real estate is a huge bubble and it is cracking. I guess the Chinese will want to get some liquidity by selling their investment over here. Just wait for the Chinese bubble to pop and Thailand's real estate will follow. You can low ball them in 9-18 months.

Jett as 68% of the market is under 5mil THB why not sell to the poor and eat with the rich. Serhant you might your model, but you're not in that investment market.

The Chinese just buy and rent it out for rental income and had want a accommodation in oversea. Most do not had long term plan to stay here at this point of time, reason is back home in China property had collapsed and might take years to recover. Others just want the Thai Pink id and Yellow book for their personal achieve ego feeling. More will come if the "talking" of B5M condo will come with 5 yrs VISA materialized.

Not sure how you can be so confident about your insight into the behavior of a billion-people nation. There are so many Chinese with a wide range of motivations. Many that I meet are trying to flee their oppressive regime and are trying their best to move their money and themselves offshore for the long term. Many are actually here for better, less “controlled” schooling opportunities for their kids. Many may also do what you say.
