A new foldable modular home is now available! The prefab home industry has been delivery a variety of new options this year as companies attempt to fill the demand for alternative options. Offsite builders are constantly innovating to bring new and exciting homes to the market and these folding modulars from Rohe Homes are no exception. They ship in at a width that can easily be transported which allows them to access more remote areas before folding out to 20ft wide on site. The mini is listed at $235k and the Rancher is $407k, that makes me think its based on California housing cost. I do like they include the foundation and permits into the cost but it's still way to high.

It's listed at $199k and $350k for me, but perhaps that's just the difference between USD and CAD? Either way, too expensive.

Higher than tract housing costs for most area of the country. I live in Cali. About 50 miles east of LA. My neighbor is a general. He can stick build for less.

Agreed. Most people want a small home because they want it to be cheap... I can buy a good traditional big house with much more room for that price.

I love the washer/dryer in the bedroom. I had that setup in an old apartment back in the day and loved it! I just pulled stuff out of the dryer, and turned around and there was my walk-in closet. Such a great design if you live alone.

Hi Kerry, you're so right having a coat closet is a big deal. These look really nice however they are a bit pricy I know your prices are higher than here in Florida. I like the designs. I like the fact that the bedroom is large and separate, not part of the living room space like the Boxabl. I like that they do the site prep, doing the foundation, getting the permits, and utilities run. That certainly adds to yhe cost, but they have better control of the quality of the process end to end. Thanks for another great video!

It’s gonna take you about 10 years to get a boxable. They won’t say that but they don’t have any customer service so you can’t find out. Think about it. It took them a year to build 1500 for the army. And now they have 50,000 people on the wait list so if they’re lucky they’ll get 15kbuilt in a year and the 50k people on the waiting list will get theirs within 30 years

@@weaverdreams actually it's worse than that. They have over 100,000 people on the wait list. I like the design but I'm not on the wait list or expecting to get one, especially since I am going to retire in 2 years.

The prices are cheap for my area in LA. However, I suspect that they don't have my area in mind when they chose to include permits, foundation, etc in the pricing. Im building a 1K sq ft manufactured modular ADU now. My contract price is much higher than there larger unit. The worst part has been the slow permitting process. I took over 8 weeks to get the power company to come to the site to determine where the meter can be placed. It now has been more than ten weeks and the power company is still processing the request.

L. A. Is terrible. Their permits and zoning rules make building an affordable home impossible. If this company could get through all the red tape of Los Angeles county they would be selling lots and lots of lotus units!

@@bookbeing for this reason, I would not buy a manufactured or modular home from a company that has not built manufactured homes with the state and local building authorities in mind. I know that my builder has a regulatory team that just works with CA state building authority as well as LADBS. Dealing with so many jurisdictions really impacts manufacturers ability to expand.

Honestly I don’t know what these comments are talking about. The price is quite reasonable. Many people are arguing that they can get a standard Modular home but what people need to realize is this isn’t an ordinary home! This is a FOLDABLE prefabricated home (which is the first of this kind) for easy and cheap transportation, it comes with electrical, mechanical and plumbing finishes. It seems just as cheap as building something by a local contractor, but alot more quick and efficient.

This is a condensed home. Well designed and completely pre approved and inspected. No extra hidden costs. Just site work to service it. You can build this twice the size for less per sq foot easy. The point is you don’t need twice the size. So you pay for your kitchen, bathroom, laundry and heating system all in a small sq footage So price per square foot doesn’t equate. This size is just enough- all you need. And in our Pacific Northwest You cannot get a home for $250k let alone one ready to move in within 6 months. Caregivers , aging parents ADU ‘s , rental income , grown kids that can’t afford to “ launch “. The potential is awesome Well done

Kerry, the designs of these Lotus unfoldables are really well-thought out as you say, but the price is MORE than prohibitive. It would be less expensive to hire out a crew to build a new home on site than to purchase one of these homes. Great idea, but I'll have to pass for now.

@@MR_Garage It really depends on where you live. Simple 3 bedroom with 1 bath homes are going for over a million where I live. If we sold this one and bought the larger of the two and a couple acres, we'd still have a lot of money left over.

This looks like a well built home and I love the look. I have been viewing your channel on utube for about 1&1/2 years and I think that 3 companies are in the running for my primary home based on look Layout and most importent for me is built so it's going to Last a long time ...and be strong enough to feel safe when we have a hurricane since I live in FL.

Great overview. Thank you.. These great little ADUs/tiny/small homes certainly are a step up from Boxabl. Like Boxabl and other flat of low pitched roofs on modular homes, their market will be limited. The wider modular home industry is now using a patented hinged roof system. Hopefully they'll buy into this hinged roof system. Doing so will expand their share of this market. It was interesting to see they did not provide you with a new rendering with the new kitchen design. Either they are so tight on cash they didn't have a new rendering done, or their is a third kitchen option. I see a second floorplan coming for the Lotus home. A two bed, two bath model could resonate with more buyers in this price point. I can also see the master bath being relocated to make way for a small laundry room. A family of three or four will not be content with a W/D in the second bathroom. A dedicated laundry room would offer some much needed storage for seasonal items and seasonal wardrobe essentials. This is where a two bedroom unit would appeal to most buyers.......storage! The three bedroom layout has no closet space in the secondary rooms. The currently window configuration does not offer wall space for an armoire. If there were a single hallway with angled entry to the secondary bedrooms there would be space for individual ensuite bathrooms with pocket doors and wall space for the armoire. One could be ensuite, the other with access from the hallway to provide a bathroom with direct access from the living area. There are a few other tweaks that would further enhance the livability of the Lotus. I believe the rooflines are likely to hinder sales more than a lack of storage for seasonal clothing, decor, and equipment. Perhaps an optional plug and play bump out folding deck or patio mounted shed is somewhere in the R&D stages. Cheers!

wow ...how are you so good at this....where you find what no one else does?...I am just starting the video and wanted to say this. ok ..further into video...I also like/love the little closet by door for jackets , shoes , etc. I could never understand why more homes and apartments too don't have that. For me it's crucial...NOT a small thing. I love the rancher home...and your sense of humor...(regarding complaints). Will be great when you get to see and share the insides after their showing. Way out of my reach with cost or what want to pay for the smaller one....but if that changes for me ..i like these and would seriously consider the bigger one. Meanwhile i will dream about it. Thanks for being so up on what's out there.

The small one is nice and the bigger one is even nicer ! Very well thought out floor plans. When there are no actual photos of course the renderings are okay, how else would we see it ? ! ? If people complain about that then, tough luck Lester for them ! 😏

I hope there's an option for some customization. Adjusting the efficiency of the roof for solar panel placement and an option to add a garage would be really useful(to store a vehicle as well as solar batteries).

Good point, it rains a lot here and I'd want a covered porch too. Plus, I'd want all the counters to be wheelchair accessible. I do like that it is one level. So many of these quick homes have stairs to get to bed. Murphy beds would be a good idea too.

I like this! It has a coat closet. In Canada, that's an important must-have. I've toured a few Tiny Homes that don't have closets in the plan. Absolutely ridiculous! I like the layout of this, and the mini is a perfect size. Do they deliver to Ontario? I'm guessing that would put the price even more outside my reach, but I might win a lottery! 😁

These look great. Love the layout of both but the rancher looks comfortably liveable. Very interested in the video of the completed rancher. So cool that they are near to you. How new is the company? I helped build out the prototypes for these homes, they’ve been developing and perfecting the design for nearly 3 years, they’ve just gone to market recently.

Hi Kerry - a few questions. Are you aware of any companies that are doing total off grid homes? Would love to see something in a fold up design. Brilliant ideas here. The idea of getting something a little bigger but completely able to unfold on site with little to no site work and be cognizant of off grid features like incinerating toilets, gray water systems and alternative electrical systems as well would be great. Or perhaps you might know of an architect who is looking to start designing and building? Anything would be extremely helpful for my search. Northern California or more north. And I will definitely continue to watch your channel for more sources in the future, no matter what. Thanks for all the research you continue to do and provide here. 💛💛💛 your channel! Before i start these types of videos i check out the retailer's price. As I knew it wouldn't be affordable and they price themselves right out of the market for a tiny cost-effective housing solution. Cool house cool concept but the price is 4x what they should be selling for.

Including variable costs which are driven by the delivery address (compare CA vs TN) insures that some customers will be paying too much for those "One-stop shopping" services. The only way to assure local pricing is to quote and buy local, insuring that all the dollars quoted for your building are FOR YOUR BUILDING - not some ratio off the National average. Finally, at some point this fledgeling industry is going to wake up and discover their market, or die of disinterest. The argument that a smaller house will naturally incur a higher $/square foot can only be pushed so far before it collapses under it's own weight. The national average cost for a moderately-sized stick house is $150/sq foot. Buildings like this, which are priced at $444/sq foot not only push new home construction deeper into the conventional (stick frame) building market, but also hold little appeal for the first-time buyers, middle markets, AND the low-income market sector. TH is certainly a nascent industry. Let's hope it survives to maturity.

I couldn’t find any info on their website if their homes comply with modern international residential building code. If you could confirm that, it would be appreciated. I love the concept, but their prices seem awfully high.

Love Kerry, his sense of humor, and his videos, AND I love the idea of this, but honestly? Underwhelmed/fail. Why would anyone who had enough money to buy one of these actually settle for one of these? There is so much more space in a great modern design package available at these prices with other manufacturers! Also, the bathroom situation is awful and awkward...who wants to sit in their tiny living room on the other side of someone flushing a toilet...yech. If they moved the bathroom to back up to the kitchen (hey - what a good idea - simpler plumbing), they could double the living room and allow the owner to actually invite a few friends over. I don't think most people who are willing to live in small spaces are looking for an oversize bedroom, but rather more common area space so they can enjoy the house when they are actually not sleeping... Even on the larger model, the bathroom situation is still awful. It doesn't look like there is access to the secondary shared toilet or the shower unless you are actually in the bedroom where the access is located...a little weird. Finally, the roof line on the larger house is going to be a horrible choice in a rainy climate because all the water is going to run down and pool against the other piece of the house - I predict roof leak issues. Give me a Boxabl any day over this, :-)

I'd rather have a really large kitchen and larger living space then a big bedroom too. I don't know about what people with money want, but I bet there are some who'd love to buy many and rent them out. I've been in houses where the loo near the kitchen, there is nothing worse than doing a #2 when we are ready to sit down to eat. Every loo needs poo puree. I'd hope that they have your "leak" worry already figured out.

Hanging up clothes in the kitchen, especially when there is no door on the cupboard is just weird. The washer and dryer in the bedroom is also strange. I hope the ventilation is up to the task of getting damp air out of that space.

I love these videos. But as I mentioned in a previous video, it would be so great if you could just throw up some metric conversions on the videos. Just an overlay would do. Most of the world works in square metres. (Even many of us Brits now.) I know you main audience is probably in the US, but the topic has worldwide appeal. It would be so brilliant if you could just make the conversion for international viewers.
