My realtor bought me my first year home warranty protection. Its approximately $400 per 14 months and covers all the major items with a $50 ded. I renewed it this year. My neighbor moved in 2 months after me and her a/c went out a few months ago. She had to pay out of pocket, 7k. I would have to keep the policy for over 15 years & not have a claim for it to not make sense.

Someone else commented about a homeowner warranty which is a good idea. Also, you can look online and find the life expectancy of your big ticket items, furnace, a/c, water heater and roof. You can look up the average cost and work the numbers into your budget. If an average roof lasts 25 years and yours is 10 years old you have 15 years to save. If you divide that by the cost it hardly makes a dent in your budget, but you’ll be glad you saved it up. Do that with all your big ticket items and keep it in a savings account that collects interest. That way you don’t have to stress or finance it when you need it.

I would add another category to home ownership; maintenance. Which includes: pest control, appliance repair, air conditioner replacement, water heater replacement, and even any small renovations that may be necessary.

Congratulations! Call the different utilities that you will be paying to get estimates for each at the property. All you need is an address. My husband and I choose to budget or even billing for these so that we have a set amount monthly and settle annually. It helps us plan better as a single income family of five. As a homeowner, I would also plan for about 1-2% of the home value for maintenance and upkeep (exterior and interior painting, bug treatment, pest removal, HVAC maintenance, if you need a plumber or electrician, etc.) Maybe set up a separate savings account that will hold this money with a base amount set as your homeowner deductible. I would do this outside of an emergency fund because a new roof or HVAC replacement can really deplete an emergency fund, but they are items that will need to be repaired and replaced over time. Hope these suggestions help!

I did the faux budget too when I was looking to buy! The bank told me I could get mortgage for X-amount and I figured out how much my mortgage repayment would be on a mortgage that size and all the additional costs. Then I lived on my faux budget for several months to be sure I could afford that much house. In the end I bought less house because I knew what that the faux budget felt like.

Congratulations! Don't forget to set up a sinking fund for home repair. Single mom homeowner here. Currently working on saving for a chimney repair, garage door repair, sink/dishwasher repair, three fan motors went out at once, and our windows are from the 1950s and need replacing someday. I can do it and so can all of you reading just remember to save because this have a habit of going all at once

I used to pay for a trash service until I figured out how inexpensive it is to go to the transfer station. $3 per bag here. Recycle . Recycle . Recycle! I have only a car and created a system to take care of this . It has saved me thousands over the years .

I bought in mid-2018, and sitting down to work up a faux budget was Step Zero to help me get a real handle on the house price, emergency fund, property taxes, closing costs, utilities, home repair savings, EVERYTHING that I'd be able to afford. It is absolutely the best and most important thing you can do to kick off your home purchase. I did this before I ever really started hunting seriously for homes. So excited for you!

Congrats! I recognize that feeling when we bought our house/apartment. Also, Excitement and a Big stone over our hearts, but, 13 years after the excitement was even bigger when it was paid off. How we did? Exactly as you recommended. We had a budget and we kept stuck to it. We still living below our means as we are now saving for our retirement.

So exciting for you and your new home. I can’t wait for a home tour. Another thing homeowners may want to budget for is home/appliance repairs. No more landlord to call when something breaks. For example a boiler going out could cost $10k. Also boiler maintenance usually cost us $500 a year.

with a yard don't forget about $75-$100 each spring and fall for lawn stuff, weed N feed, spring flowers for the front, grass seed for the bare spots, a new yard rake etc. It's always something. And Congrats Girl!

It puts things into perspective to see, way ahead of time, if you can really afford it. Everyone should do this before even thinking of buying. I think the most important thing one can do when wanting to buy a home, is to do all of your homework first. Talk to home owners, ask questions, especially about costs you may not be aware of. So happy (and proud !) of you ! 💗💗💗💗 AND no matter what..... only get a fixed interest rate. I just looked up the average cost of a home in Maine...wow! no wonder why you are buying!

VERY HAPPY for you and Caden! I have to laugh about the grass mowing but it'll be fun! I started mowing when I was 11 and we had close to two acres! One tip I wanted to share with you that you might want to check out, is to call the utilities company and get a monthly estimate of what the electric bill ran for the previous owners. I know people who have done that and we're shocked to find how expensive the electric was. It could also possibly identify issues that got missed during inspection. Also, here we can get what's known as equal payment plan for our electric. They basically take a full year's bill and divide it by 12. It can help if you live in places where the electricity fluctuates with the seasons, like here in the South. Not sure if they will offer it right away at a new place but might be worth asking about. It's probably going to cost more with more space. It's nice to have the same electric bill each month!

Does the house come with all major appliances - stove (gas or electric), refrigerator, dishwasher (no big deal), clothes washer, dryer (gas or electric), water heater? I didn't see gas or Internet or cable TV on your expense list. Have you already cut the cord? Does oil heat mean space heaters? Also, consider opening a separate savings account to cover unexpected emergencies such as car repairs, appliance breakdown, etc. You've got this, Girl!!

Long story but if I had stayed here all the tine during the last 5 years it would be either paid off or almost paid off. You are smart to think of everything.

Congrats Kate! 👍😃 Happy for you! If you have a Costco membership, they sell things like furnace filters in pack of 3 for cheaper. Also I recommend investing in black out thermal blinds. They block out light & in winter keep the heat in your house so you don’t have to crank up the thermostat. Costco, Amazon & Marshalls have these blinds. If you have a credit card that give cash back for pre-authorized monthly payments, you can set your utilities on pre-authorized payment. Every little savings help!

Congratulations! I did own, and down sized and rent now. I do miss owning, but love that my landlords fixes any problem I have. In our town, the utility bill has electric, water, sewage, and trash all on the same bill. I did have central air (heat and cool) when I owned and had a maintenance agreement with the ones who installed the units. It was a little over 200 dollars a year and they checked the units twice a year. Parts were cheaper if you needed anything. Now that I rent, I have gas and central air conditioning. In the summer time gas is around 11 or 12 dollars a month, but electrical goes up, where as gas goes up in the winter and electrical goes down. My landlord is paid to mow my yard. That was a relief. I wish you the best. Are you going to have a garden? Take care, stay well.

My tips,buy,or rent. Video the initial walk through.moving in.any and all repairs,and maintenence requests.record repairs being done.record moving out. Why,you ask. If a renter,and the landlord tries to sue for damages or hold onto security,you have evidence that you did not do the damages. Home owner,to protect you,for insurance reasons

I did the same thing with my car purchase, i wanted to make sure that the other things important to me were still attainable.! what good is getting a new car, if you cant enjoy life.
