As a single person this is more than enough space for me - kitchen/dining room, bathroom, living room down stairs and one huge bedroom/living room upstairs.

These are so cute. Can get a mini fridge, can make areas for kitchen things and as long as you got money is saves rent and then we our selves can add things like electric work..it's very cute and cool

I love this option because it has 2 stories. Most tiny homes have that tight loft bedroom where you can't even stand up when getting dressed.

I have been seeing a massive increase in sales for our larger shed units to convert into a cabin or home.. They make a great in-law house!

We just found this shed online and are thinking of getting one for our new property to save some money to build later. The 16x32 is only slightly smaller than a single wide for half the cost.A kitchenette, over/under washer & dryer, shower only bathroom and you have plenty left for 2 bedrooms and a small living room & eating area.

@polarbeach In my area, if it is a "portable" shed, you are allowed to have one put on your property(no permitting required). If you wanted to build the same thing and make it with a foundation(151sq. ft or larger) then you need a permit. Always check your local building codes.

It depends on whether you are building it or buying pre-built. I don't know of anyone doing prebuilts that size because it would probably require a permanent foundation and building permits.

It depends on what level of show or practicality you want.A basic no frills bahtroom with inexpensive fixtures and tile would be @$1000 DIY. Drain and water pipe prices can vary on installation,codes and DIY.You could get by with a hot plate, micro and gas grill for cooking.A used armoir could make a pantry of sorts. We just picked up a used vintage wood stove for $200 that would heat that shed quite nicely.Check your local library for ideas. A wheeler dealer could turn this place into a dream.

I do like your presentation because it shows others that people have options. We’ve been conditioned by commercialism that we have to buy into a 30 year commitment that keeps us in debt for the better part of our lives and that we have to have a starter home and vacation homes so that we are never free of the cycle of debt. Whereas the simplicity of what you are presenting is that living debt free is not only possible but freedom. Thanks for sharing.

I'd put Aerogel insulation in that and it would super toasty in the winter. Add a small wood stove and your set. Great video, thanks for sharing!

I'm up in NW Indiana, & wouldn't mind something like this, or a barn style that I saw in another video, but with 3 barn style structures, or 2 or 3 of this structure, with a basement. One zone would be bedrooms & bathroom on the 2nd floor, living room in one portion on the main floor, kitchen/dining in the 2nd part of the structure, & a family room & powder room in the last part of the structure. I doubt I could go 100% off-grid though, based on my power needs.

This would make a cute little guess house. The downstairs could be the kitchen area, dining and living space, and the upstairs would make an adorable en suite.

Growing up my folk's had a summer bungalow with the same layout only slightly bigger, maybe 20x25. It served its purpose well and still stands to this day. It is now incorporated into a larger all season home. The original structure is about one hundred years old.

We just raised a 16x40 2 story .. 16'' centers - upper grade materials etc with 4' stair case,15 widows (positioned to maximize air flow) & siding for $11,260 (Not counting foundation ) ----- basically it looks like the Walton house =) We LOVE it ! & Everyone that sees it thinks the same . we had it dried in in 6 days... Debt free =)

These shed/storage gave me the idea on how to build my 24x28 two story.

Sounds like a smart plan to me. We decided the same thing. We stayed in a camper while we built our home. If I could do it over, I would live in one of these type sheds or an insulated shipping container(these structures are substantial, our camper degraded). After the home was completed, I would have all that extra storage, guest home or a rental. The possibilities are numerous. A local carpenter might let you "work for" or "with" him so you can get some hands on experience. Good luck.

That is really nice, growing up 2 years of my life growing up were spent living in a barn (literally), you don't need much to live comfortably

OSB which is orient strand board is what is used here. I have had very good experiences with it. It holds up rather well to water. Particle board on the other hand will crumble in you hand if it gets wet enough. Particle board is used a lot in cabinetry and furniture.

@Ejahi My wife suggested putting a half bath under the stairs and a full bath upstairs with the 2 bedrooms. In our area we would do a septic system. A composting toilet sounds like a great idea too. Thanks for commenting.

@Richardofdanbury The people of yesteryear were able to make do with a lot smaller homes. I started wiring homes in the 1980's and they were @ 1100sq ft. By the year 2000 the average home sizes had grown to @3000 + sq ft. We may see people getting back to the way it used to be. Thanks for your input.

thats very cool, upstairs looks tall enough to add a sleeping loft. so two beds plus loft = lots of upstairs sleepin room.

OMG this thing is so damn cute, it looks like the old west. Sure you would have to build it to comply with building codes, but it's the look and size of the front that matters. Home Depot only sells these in the eastern part of the US, but you can see here everything you need to know to build it where ever you want. Build it on a slab floor if you can. I would prefer a single front door, and I think it has a double front door because it is primarily intended for storage, but everything else on the front I would make identical. Again, it's really all about the design/look of the front of this house. Not for everyone of course.

I used to know a custom cabinet guy who would tear out perfectly good kitchens because the owners were tired of the decor. He would sell the used cabinets for cheap and he also got to sell the appliances too. A kitchen from home depot using their basic stock cabinets and low end new appliances could be had for @$2000-5000+ installed. There are many variables. Lowes and home depot can give you an exact quote.

We got a ball park price for a 30x40 basement in the N. Ga area and it was about the same price as the base shed in the vid. The floor of the shed would have to be strengthened to span the weight but, the company that builds then can do this for extra charge. Free and clear is the way to go!

Lowes has a really decent 2 story shed which is very similar, but more affordable. Very good idea for cheap, decent housing. I think the one they had was around $8,000.....and I like it's layout more.

A point of thought, in many places the restrictions on building a house is way, way more expensive and restrictive than putting on a storage building. One could claim this is a storage blding and get by nicely as a part time or emergency type place.

Sutherland Lumber sells house and shed packages tht contain all the basic material you need to build. They don't have many locations, but can be found by google search.

A good shed will keep out the rain. I saw no evidence from water intrusion inside. I with you with the diy.

Yes actually. They can come Prewired and Plumbed. As Long as It is sitting on 4x6 or 6x6 "skids" it is still considered Portable. You can also put Blocks, Piers or a Pad under it to level it out. It just can't be "attached" to a Foundation. Many a people have Electric and Plumbing in their sheds. They also have Kitchens in them. Keep the Receipts from where you bought it that say "Shed". There are Portable Barns/Sheds being turned into living space. Search YT for them.

Could you imagine putting this on a basement? It would add a third floor while still keeping the small overall footprint. the basement could be for food/water storage. Maybe and extra bedroom or family room. I would LOVE to down size to something like this and do it up right and have it PAID OFF...what a great dream come true that would be.

I like this. I already have my lot, and I wanted to put a lofted barn cabin shed on it. Then, the other day, I saw a 2 full story barn cabin/shed...and I like that much better. But, the one I saw was only 16' by 16' , which is a tad too small for my taste. 16' by 20' would be fine--or 16' by 32'. I am almost a tiny house person...but not quite...because tiny is a bit too small. I don't want it finished inside...but I do need the shell already built, because when I get to my lot, I don't want to have to live in a tent or something, while I am building my cabin. Also, it would take longer, because I would have to do it all by myself. The problem I had when I was still looking at the lofted barn cabins, was that I my lot is in Nevada, and it took me a good while to find a company who would deliver them to Nevada. Now, I am having the same problem. I have been looking a little, and I don't even have the money yet anyway. But, I need to find a company that has the style I am looking for...with the full second floor and the barn style roof...Who will deliver to North eastern Nevada, where my lot is. I haven't found many companies who have the style and size I am looking for, even though I see tons of KZfaq videos showing similar ones---except a bit smaller than I want. Can anyone tell me where I can find this?

Caveat emptor. 16 inch on center is a great start, but be sure that you are compliant with other building codes that may apply. There are so many other rules that can trip you up you would not believe. Be sure before you buy.

Man you must have been following me around today. I went to shreveport to set up my table at the gunshow then went to lowes and homedepot to look at these very buildings. My wife and I bought the lot across the street from our house and we are thinking of putting one of these on it and selling our big house. Reduce,simplify,use less electricity,take up less space,require less upkeep. .

Tuff Shed no longer offers a second floor option (unless you get one of the really big barns), they offer lofts only and the barn style has a head clearance of only 5 ft. Probably because of zoning laws, here in AZ lofts are fine by second stories require all kinds of permitting and inspections.

@sundogforlove Where our retreat property is located, there is no building dept. However, if you ever want to sell the home, the bank performs its own inspection, so everything must be done correctly. It would not be that much more expensive to upgrade to 2x6's and add r-30 insulation to a smaller type dwelling like the one in the vid. and it would pay off in the long run.

No, we decided to work on a project that we have going on in north Fl. instead. My wife was pushing for the 18X40 version of the cabin in the vid. I think that the 1 shown(16x20) with some BK cypress log siding and some T&G on the inside would be wonderful though. When we get caught up, we will probably settle on the 16x24. if I was building a house, I would use 2x6 on the walls, not 2x4s so I could add more insulation. In a cold location for winter use, 2x4s will just not be enough.

The structure would have to be built to code in order to get permits and insurance. Doing so would add to the cost, and a lot of the shed manufacturers are not setup for such special orders.

Any structure I get would have to have a basement underneath, & I'd be looking at 2 or 3 of them. I hadn't seen that one in any videos, but I'm gonna keep this type of model in mind as well. One structure alone for me would not work at having 2 bedrooms, since I have to have a bathroom on the second floor. For me, a basement would be storage, water heater, washer/dryer (front loader for me), & furnace (unless I get a heat pump that has fans controlling individual zones, instead of a furnace).

Iw was thinking about building two of these types of small houses. One for myself and my wife and the other only a few feet away for the kids. Than have a garden in the middle. Peace and quiet plus no debt. No debt for the win.

This development might make a definite shift in the housing market. People that have some basic skills and a southerly climate, could do quite well with that building. A kit like that was made for situations where they might have been intimidated with the overall building process. Folks learning curve may be stimulated, when they hear the words "debt-free housing".

Sheds are not necessarily built to keep out the elements. They’re designed for storage. So how well do the outside walls, gutter, etcetera repel the rain? Another point is that building it yourself from plans you order would probably be more cost effective.

These sheds look good but depending where you homestead there isn't much space for insulation. I live in the north so I'd put up double stud walls. That's a second exterior wall inside so there would be 7inchs of inslation. We hit minus 40f. you dont want 3.5in. of insulation up here plus in the hot weather it's easyer to cool.

But...add in finishing the interior, plumbing and electric, appliances and lighting, well, septic and land and all of a sudden it's a different story. If you can build it yourself, do your own wiring and plumbing, install your own septic system and find cheap land then you can live the dream. Another "But"...if you have a job and have to work 40 hours a weeks, that could take a few years to complete. The cost of housing in the US is insane and it's what keeps us from living life to its fullest, and gives nearly a third of our income to the banks. All ideas added to the public discussion on reducing the cost of housing is greatly needed. Best of luck.

yea home depot is a good place shop - my g/f and i are looking into the same building to put on some land but the back door is in the middle of the first floor back wall / with the door under the stairs you loose space that we plan to turn into the kitchen area / and if you buy it with no windows and add them yourself you can save on going to salvage yards and buying cheep good windows for half price

For the price of that you can't beat that most time the materials and labor. The real cost is still to be calculated because your not including wiring or walls and insulation. Plus extra things like finish work. But for simple storage space it would be an affordable solution.
