We are kidding! everyone is welcome here in The Villages. But if you are looking to buy a home in Deluna, should you be worried about cars using neighborhood as a short cut to route 301 creating a huge increase in traffic? That is an interesting question that needs to be answered! In this video we will do an experiment to get a conclusive answer. Is this "short cut" is really shorter?

Hi Brenta and Dave I love your videos my husband I moved into Linden this past summer I’m still working and work up in Bellevue so when I saw your video on this cut through or not cut through… I so appreciated that you did this I was curious about the same thing because I drive up 30 one every Monday through Friday another route that I take some time so just to shake things up since I drive that far north is I will take warm springs and then cut over to 44 and then go up Powell and then go as far north on Powell as I can and then cut over to 3301 it’s about the same time frame for me from Linden but it’s a little bit more scenic and not as heavy traffic the distance is a little farther but a lot less cars thank you so much you’re so much fun to watch have a great rest of your week

That's a great point. We have done that also when we know traffic is heavy in Wildwood. Thanks for watching!

During the construction/widening/re-routing phase of 301 there might be slow downs on that route, which could make some folks use the Marsh Bend cut through temporarily. Hopefully that construction goes quickly, whenever it happens. Great video. Everyone is right - you guys are enjoying yourselves so much and the joy is contagious. Thanks, as always! :)

We are moving into the new Deluna in about 6 months. Glad your shortcut didn't work out as planned. My cocker Bradley looks a lot like your Molly.

Good alternative to the Rush hour traffic on 301, it may be quicker even though longer during those times.

Unfortunately (or for Deluna fortunately) so called shortcut down Marsh Bend trail doesn't bypass the area that backs up. So it will still take more than 5 minutes longer going through the neighborhood. Thanks for watching!

Love your videos and the way you guys laugh and joke around. The neighborhood drive was beautiful. The look Molly gave you at the beginning of the fireside sit down towards the end was so funny. And then she looked right into the camera like she wanted to say "they took a car ride and did not include me, how could they". lol. :) Looking forward to your next video.

Glad you enjoy them. We are having fun making the videos and hope the information they provide is useful. The car was a retirement gift to myself when I retired from the fire service and took on a second career. It is now my airport commute car 🤣 Thanks for watching!

Great video. I had a home site for a designer near Edna’s backing on to Marsh Bend & the golf course which I bought in 2019. When I returned in March 2020 the traffic had greatly increased and was way too noisy for us - and that was BEFORE the second phase of DeLuna had been announced. True Marsh Bend is unlikely to be used as a cut through by outsiders, but it will be used by everyone in Marsh Bend / DeLuna heading north/south. Not for us Chitty Chatty is Much much quieter - that is apart from the insects in the preserve 😀 For completeness of research have you tested Warm Springs, Meggison Road, SR44 and Warm Springs/SR44. Given the differing speed limits it may be another exciting (yes I like numbers too) comparison.

If I wasn’t in a hurry, I would like the more scenic and leisurely route with the divided road and no incoming truck traffic coming directly at you.

I think I'll take Wildwood's rush hour over I-95 between DC and Fredericksburg any day. Or over the Capitol Beltway.

Nice Video, The longer scenic route seems to be a more leisurely drive. See you 2 very soon and it finally looks and feels like we have a handle on this packing as the movers will be here 2/25

It is more scenic, but it is so much longer. I won't be using it for day to day transit. Also, we rode by your new home again today. It still looks great and people are starting to move into the neighborhood. Glad you have everything under control for your move. See you soon!

Since you like numbers, it's 5 minutes AND 30 seconds longer not JUST 5 minutes longer ;) . Pretty drive though, if there's an accident or you aren't in a hurry.

Nice comparison. We live in Marsh Bend and are hoping its not used as a cut through. There will be enough traffic with just the new homes going in. Looking forward to it opening though and having some new neighbors. I''m guessing this video is a few weeks old based on some new construction thats missing. PS: 301 needs a bypass, its been discussed, but its a long way from happening.

yes. We had the footage for this video sitting for a couple weeks before editing. Other videos bubbled up that needed to be posted in a timely manner, so they jumped in front. I am sure there will be a little more traffic on Marsh Bend Trail with the new homes in Deluna and the initially curiosity of people like me wanting to try the new road, but I really don't think many will use it as a day to day cut through with the travel time being so much longer. Thanks for watching!

We’re in Hammock at Fenney at the end of Pheil Path where it borders open space and our understanding is that our road will be continued out to 301 so it will be interesting to see if we’ll be a cut through. I avoid 301 because of the traffic, the trash on the road and the construction. Takes me longer but I’m not usually in a hurry anyway. But, if I do take 301 I make a right just after the turnpike onto Clay Station Rd and then turn left onto Signature Rd that comes to the light where Sparr Hardware is and the entrance to Brownwood. Takes just a few minutes to get to Brownwood from our place.

@joeselvaggi1835 2 жыл бұрын
Pheil Path will not continue to 301. Nor will Reader Path. They would never take 301 through a neighborhood. 301 will cut through Villages owned property, dividing the new family neighborhood from the new industrial property, and come out across from the existing industrial property. I do wonder about another Village coming where Reader ends though. It sure looks possible.

We will have to check out Clay Station Road. We have not used that route before. As for a cut through in Hammock at Fenney, I haven't heard anything that makes me think that will happen. Thanks for watching!
