I built several homes in my life. One of the most important decisions you make is setting grade: what will the height of the front door sill be on this chunk of dirt? If you mess up, you either have the house in a hole, or have unnecessary stairs, and concrete stem wall, or even footings, showing all the way around.

I was building a 12 foot steel tilt trailer. I was doing the layout and fitting. My son asked me where the plans were, and I told him in my head. You have the same distinct ability to do just that. What a transformation.

It's actually interesting to watch Chris. Like all of those apocryphal expression about sculpting being a matter of deciding what you want to make and chipping away everything else. That's what Chris does. He sets in his mind what he wants it to look like, and then "chips" away everything else. I think, in a way, that is why it is so interesting to watch this kind of thing. It is like watching earth sculpting. We enjoy seeing an overgrown plot of earth become a very nice pond. Here, he has determined what it will take to make what he wants, and is sculpting the ground to achieve it. It strikes something in the observer that is pleasing to watch.

Excellent job…That turned out way better than I thought it would considering the amount of dirt than needed to be moved. It definitely looked like the water run off was an issue for the house but Chris made light work of it and will have another satisfied customer. 🚧 🚧

When we were home buying, we found a place that we liked but something had the hairs on the back of my neck stand up. And it wasn't until we stood on the road that I realized the grade on the front of the house was way off. We decided to build and our contractor was fanatical about the grade, and thanks to that, even though homes around us have had problems, in 20+ years we've had zero.

If I was the homeowner, someone was going to get a bad Yelp review!! This reminds me of the Citicorp Center in NYC. An architectural student had to point out that the building was not structurally sound and could topple. Yup...it got someone's attention!

If money wasn't an issue in this situation, I would have had a straight cut into the hillside, build up a tiered retaining wall with proper drainage behind each tier followed by a French drain throwing all the water out and away from the house. Give them some space behind each tier up for some gardening. Only sucky part is they would lose the entire view that wrap around deck would provide. Great job on the work as is, man! Always the professional!

Great job Chris! You saved someone from a coming disaster. After reading some of the other comments, you gotta wonder why more attention wasn't paid to grade when the house lot was laid out. Drainage sure wasn't a consideration. At least they got the best there is to fix it!

I wouldnt buy one but if someone does add in a shit ton of french drainage. With rain fall rates of 1 inch to 4 inchs per hour justbimagine hiw much water will be dcaught by the front of the house

Chris, who set the elevation of that house?🤔. It should have been raised a few feet to avoid the water issues. You did a great job fixing the problem for now, but eventually, the drainage issues will return.

I built several houses in my life. I agonized about setting the grade. I worked on other guys' builds where they screwed up in tracts, between two other houses, and nothing easy could be done. They were either in a hole, or the footings and stem walls were above ground. They're easier to spot than Halloween decorations.

You put the french drain in after the foundation is built. Along with the exterior wall water proofing. This should be done prior to backfilling. Not after the house is complete.

Someone built a house one year in a field near my home. We watched them build it for months out in a open field It was very nice when done,,but the when Fall came around the field flooded and the house was in the lowest spot in the field!!! It was a mess. We watched them lift that house and re shape the whole field,,and I think they brought in dirt as well as tile for the field.. I think they added onto the foundation and lifted the house. And I believe it had a basement!!! 12 ft basement walls???

My house is 3' above ground level & every few years the river decides that we should be waterfront property, with a moat! House was raised twice so now we are 3" above the road which is level with the raised floor in the shop. Usually takes an hour to come up 6-8' or more.

First thing to look at when picking a site for a house is drainage. Where I am going to build, sea level would have to go up 850 ft before I'll have drainage issues. It's downhill for nearly 300 miles to the gulf of Mexico. (Not straight... Following creeks and rivers). Uphill, high point within 30 miles is 15 ft higher and less than half a mile away.

Looks like you have considerable leeway in how a customer's project is developed. Your reputation in how well you do so has to be a major attraction to potential customers.

That berm slope would look great with some big stones and even small bits of fence at the top with some filler bushes and ageratum and phlox and maybe some vinca minor (blue periwinkle) amidst some perennials. That would make a rather dazzling bit of landscape architecture. And I would help slow the wash off the hill, diminishing the speed of the drainage. The difficult part is how to route the driveway.

As a landscape designer for almost forty years, I would have not only placed it higher, but rotated the entire structure at least 90° to the left if not 180°. Kinda hard to decide not seeing too many shots of the back and sides, but it isn’t the best placement looking at a tractor trailer (or berms of dirt that were needed)

When I built my current house, we got the landscape architect in early and along with the architect they sited the house totally different than my wife and I had imagined. Now ten years into living here, I am so happy we got her (the LA) involved early. I think the value of our house is much greater due to proper placement.

Great work! It's a little odd that the columns on the front are wrapped in stone and trim, but the ones on the side of the house are left bare - and clearly not getting wrapped, by the trim at the top and bottom and the railings.

Another reason not to build anywhere you haven’t seen after a big rain. Watched a house being built in an area that I know sits a foot of water after a heavy rain. Luckily they did build the house about 14 inches up. But home owner had to drive through a foot of water to leave. Had to spend an additional 20,000 to get all that fixed. Just nuts.

The house is new construction, where they flatten the area to do the house construction and after the house is finished then it would be graded to final grade with the slope and drainage. Also the house was built into a hillside and has a walkout basement with a nice covered deck at the rear of the house. You will see the walkout and deck right before the end of video.

Just the final grade, that widened the area at the front of the house and created the drainage swale at the front of the house so it could drain the water away from the house. The final product looked really good, but then, the work he does seems to always look good.

working in and around construction most my life, i don't blame the contractor/builder on this one. I think the blame goes on the shoulder of the land owner who chose the building envelope (site). I am scratching my head as to why you would place the garage on the far side of the house so you have to drive right in front of the house. they could have ordered a reverse set of plans.
