@@FlippingMastery Sorry I should have been more clear. Is there a way to back out using the inspection clause without completely burning bridges? For instance, if I got a deal (that's not that great of a deal) under contract and can't find a buyer and I can't finance the deal myself.

Wow you've got guts to follow up after they say no these people can be complete jerks when they say no, and then you get deals from it-- that is badass. I'm trying to craft the mental toughness needed for this business, it's a daily practice.

You don't get a LLC "to protect against potential lawsuits". This is America, people can sue you personally or sue your business, whatever, so "anti-lawsuit protection" is not the reason why you form an LLC. The reason you form an LLC is because you are *running a business.* An LLC is a business entity, one of many possible, and one of the simplest ones possible.

I'm confused about your agent strategy if you tell the agent too represent you as the buyer agent before you sign the contract shouldn't it be the agent job too find a buyer for you once you signed the contract , why do you and contact other agents and pay them commission

don't confuse the buy side with wholesaling to a cash buyer. When you get the original contract with the seller, the listing agent can represent both seller and buyer (double dip). Once you get the contract, then you can find a cash buyer.

Hey I’m a flipster member and I see high equity as one type of motivated seller. Why is high equality a good lead in terms of motivation?

because they're not limited by an amount owed to a lender. They have a lot of room to come down on price (equity).
