In this video we frame out all the dormer walls, and get most of the way through boarding them out.
We also show the correct way to instal the fire-board (sometimes called Master Board) on the external cheek of the dormer which is closest to the adjacent neighbour.
The Building Regs state that any walls within 1 meter of the neighbours boundary needs to be covered in a fire resistant board, both inside and out, to protect each household in the event of a fire.
Inside, you do this with Plasterboard and a plaster skim, but externally plasterboard doesn't work, so you need to cover the wall in that cement board instead, before adding the felt and battons.
Next time I show how we run the roof rafters in properly, and install the dwarf wall.
Here is the kit I use:

Interesting that you fix your noggin's after the walls are sheaded. I'd recommend doing it the other way around, it keeps the stud bays a consistent width, 👍🔨🇮🇪

Everything else looks good, I have one question could you say how you connected the rafters to the steel beam, what I see is you have inserted the rafters in the I beam section and filled the gaps to support it but I dont see bolts or anything which bonds the raftors from either side of the roof to the steel ridge beam from both side. thanks. Love the idea of putting the steel ridge in place using the makeshift timber ladder and temporary support system, nice and easy trick to the most difficult part of the loft conversion.

I forgot to film it, but we had to put steel strapping and screw them across the length of the rafters, over the ridge, and then along the rafters of the flat roof on the other side of the steel 👍

I'm now using keylite roof windows, Much easier to fit.

How are you putting the upright support steels in with all that weight on there
@OfficeBoyBuilder
@OfficeBoyBuilder 3 жыл бұрын
The steel columns were installed before the new tiles went on the front, and the entire roof structure was well supported by the walls + additional props to make it easier to push them in place after the fact. We basically used 7x2's to gently and carefully lift the ridge steel up by 5mm in order to slide the steel posts in at each side, and then lowered the props again. Then we left all the supports and props in place until the site-welder came to fix it all together. Not the most ideal situation really, but with covid causing delays, we had to find a work-around solution, and the building inspector was quite happy to come back and sign it all off afterwards.

Yes mate, all tanalised timber - C24 around the outside and C16 for internal studs

Hi. Do you have a source confirming that a 50mm gap is required from the party wall? There needs to b a 40mm gap between structural timbers and the chimney for fire reasons but I wasn't aware that a blanket 50mm gap was required. Cheers.

I was told it was a Part E build regs stipulation, that the party wall needed to have a minimum of 50mm air gap for sound reduction, along with accoustic insulation. That being said, I'm struggling to find that now!!
@fegz8392
@fegz8392 3 жыл бұрын
I don't think Approved Document E makes it clear at all but logic would dictate that sound insulation is only required for a wall if it is a separating wall - i.e. if the neighbours have also converted and have a habitable room. I guess if it wasn't habitable you'd then need thermal insulation of a similar cross section, so practically speaking it makes little difference.
@OfficeBoyBuilder
@OfficeBoyBuilder 3 жыл бұрын
Agree completely, but you also need to future proof - just because they haven't converted the loft now, doesn't mean they won't in the future, so it was stipulated to add the noise insulation now, so that we're covered, and the neighbor does the same if/when theirs is done.

Can you put the fire board on the inside? I’ve already put mine up and forgot to put it on before putting the cladding on
@OfficeBoyBuilder
@OfficeBoyBuilder 2 жыл бұрын
In theory you need it on both sides mate, to protect you from fires starting outside the building, and on the inside to protect your neighbors from fires that might start inside your house...often plasterboard & skim provide a sufficient rating inside the house, but outside it's pretty important.

@@OfficeBoyBuilder cheers was hoping I could get away with doing it without taking all the cladding off but not looking good 🙈 Thanks for the info

Sorry bud! I think you're better off in the long run, even if the building inspector overlooks it. Sorry you didn't see my Disaster on the Dormer video sooner!

Hi, will you be using Rockwool sound insulation for the floor and stud walls or PIR?
@OfficeBoyBuilder
@OfficeBoyBuilder 3 жыл бұрын
PIR for the external walls, and rockwool for the floor and internal studs. The rockwool also goes along the party wall (where the chimney breast is).

Should have run the new rafters down to wall plate
@OfficeBoyBuilder
@OfficeBoyBuilder 3 жыл бұрын
Why's that? The tiles are supported by the original rafters, the new rafters are mechanically fixed into those, and the entire thing is supported on the dwarf wall with a steel beam beneath it...

Office Boy Builder just you’ve gone to all that trouble, few rafters left, would of been better to just replace with new for the entire length
