We had a scare this week with some strange behavior from a guest. We'd heard about squatters and have been very wary of this possibility since we moved in. Château owners who live in their homes part time are most at risk. Here's how we dealt with our situation and what we know about the topic in an effort to make others aware and to maybe save someone some trouble.

Queen's Escape was inspired by the 4 years the Belgian royal family stayed at Château de La Tuilerie during WWII. In particular, it is for the Queen. The king took shelter at a different location in France. We've named each of our guest rooms after great Queens of the past and present from around the world. Margrethe, Eleanor, Catherine, Himiko, Cleopatra, and soon our bridal suite will be ready in honor of Queen Elizabeth II.
With it's sprawling green meadows, 100-year-old trees, and historic location in the small medieval town of Gluges, the 200-year-old château is truly an escape. With 5 guest rooms to rent and a stunning Orangery, we look forward to welcoming you for a visit or to host your wedding or event.

I feel your concern. I rented a home I had just remodeled for 6 months to a woman who had kids and claimed cancer. I made her prepay all 6 months in cash She was a con artist. She completely destroyed the place. Refused to leave and lied to the court. Finally months later the court issued an eviction order and she left. Court costs and repairs were about $10,000. Hard lesson learned.

Wow, I’m so sorry. It’s sad, how people get their jollies taking advantage of other people, and can’t just be productive or find another niche. I mean live like other people, not scams-as-a-living.

Was this in France?, how awful for you. Did you have a tenancy contract?. This happens all over the world unfortunately

@@Tigerlilart yes I had a lease contract but in Arizona tenant gets benefit of doubt. She lied about payments so they set a next court day for her to bring proof. Of course there was none so she moved out the day before the next scheduled eviction attempt. Pill bottles and liquor bottles everyone. Professional squatter.

Squatting has become quite common here in the United States. Now as far as his bag goes, all it takes is 1 bedbug or cockroach, you were smart to put it in a building away from the house. I think he sounds awfully suspicious.

Scary times we live in when its all too easy for someone to possibly take what you’ve worked hard for, and to seemingly have more rights than the person who has ownership over a property!

Also keep an eye on your outbuildings/acreage/property, to see if he is squatting , Feel a bit of concern for the owners of the chateau that was empty

What a story. But so proud as how you both handled it. And the fact that you learned such a valuable lesson without any major losses or unpleasant experiences. I would put some extra security measures and even a dog. Lots of love from Florida.

Really interesting. I know it is a problem in Spain, I didn't realise it was a problem in France. It was good that Karen wasn't home alone . It sounds quite intimidating. Hope it is a first and last event.

Oh yeah, it's a problem in France. There isn't a week where some squatter affair is revealed in the medias, for simple houses. People who inherited a little family house, their parents working hard all their lives to have a house where to live once retired and once they are dead, either the family wants to live there or sell it. And since it's a "secondary residence", the law is so pro-squatters, it's unbelievable. It takes months, sometimes years and around 30 000 euros to pay the lawyers, to get their houses back. Once they get it back, they have to renovate it, which cost a lot. On top of that, even if a judge says that the squatters have to leave the house, the "prefet" is the one who has to give his consent to evacuate the house by the police. And if there is a child, the prefet can not follow the judge's decision. I think he has two days and once the two days are gone, it's impossible to evacuate the house. Or something like that, the law changes every year to try to solve the squatter problem in France. Also, during winter, it's impossible to get squatters out. It's cold in France so the poooooor squatters need a place to stay with their kids. So they stay inside your house for free, for months. The terrible thing is, in France, in a secondary house, squatters can get in, change the locks, order a pizza to be delivered at the adress and it's a proof that they stay here for the judge. That's it. And the owner has 48 hours to do something, once those 48 hours have passed, well, good luck, it will take months or years and 30 000 euros. It's a national scandal. There are pro-migrants associations which find the houses, send the squatters, tell them how to act to stay for years while there's a procedure. It goes against the French constitution, which stipulates the right to "propriety". Meaning to BUY A FREAKING HOUSE, NOT SQUAT IT"!!! If you have a secondary house in France, pay a security system linked to a professional company in charge of protecting houses. Otherwise, you're screwed.

I’m so impressed with how you dealt with this. You’re kind, decent people but no pushover. He definitely was up to no good being so passive aggressive and you have every right to say no and listen to your instincts. This is why I’m really enjoying your vlogs as you are such genuine hard working people who have obviously worked very hard your whole lives to be where you are and want to enjoy the experience. Every place I’ve ever stayed at needed a cr card to be able to stay, even if already paid for in advance. Everything you do makes me want to stay at your beautiful chateau one day as I can see what good people you are and it would be such a lovely experience.

It sounds exactly like it is in the USA. I just watched videos of man who kept having squatters in his dead mothers house. After going through the months-long legal thing the first time, the next time he left the police out of it & he waited until everyone was out of the house at work or wherever and moved all of their belongings, including furniture, out of the house and onto the front lawn and told them he’d have them arrested if they didn’t remove their belongings by that night and it worked! It seems like an insane law that allows someone to essentially steal your home just because they had moved some furniture in! It’s crazy! You were right to follow your instincts!

Very informative video ! Glad you were cautious ! Good work ! The laws are protecting the squatter/criminal, making the owners provide proof, not good !!! Stay sharp ! 👍

So scary but I’ll bet you opened a lot of eyes to be on the lookout. I hope you have camera home security. And the notice of going to the utility companies telling them you will not allow any changes without you personally appearing is a great idea.

Wow! As you said Karen, although it was an unfortunate situation you certainly did learn a lot. Well done to both of you how you handled this. Coming from America Karen you know how difficult it is to get squatters out of residence’s here which can take years to resolve. Glad you were able to nip this one in the bud!

I think you handled the situation perfectly. One has to be always on the lookout for con artists, no matter what business you are running. Good you got out of it!

I'm stunned that you had to experience such a threat from a squatter. It never occurred to me that something could happen like that! It sounds like you dodged a bullet and alerted the police to a lot of other squatters and people trying to steal your chateau! Thanks for sharing from Seattle, WA!

YES. I HOPE THESE FOLKS GET SEVERAL CAMERAS AND A DRONE TO MONITOR PROPERTY. SUCH A NICE PLACE AND ITS SOON TENTING TIME. THERE R SO MANY PPL IN CDA ALSO LIVING ON STREETS HOMELESS AND ADDICTED. OUR North Sask River Valley in our city is beautiful...must say the nicest in CANADA. WE GAVE LOTS IF TENT TOWNS. THEY MAKE A HUGE MESS OF GARBAGE BUT NOT OFTEN MAKE FIRES AS POLICE ON BIKES PATROL AND POLICE ON HORSES USED TO DO THE WALKING BIKE PATHS IN RIVER VALLEY. I SEE THE POLICE HELICOPTERS FLYING ABOUT NEAR ME IM VERY COSE TO BEAUTIFUL RIVER VALLEY! I SHUDDER TO THINK OF A FIRE GOING THE CITY CTR!

All you have to do is look outside the window or drive down the road and you will encounter homeless squatters all over the place…even in the nice neighborhoods there.

Another French lesson for your introduction: Tuilerie is actually phonetically pronounced: Twee-luh-ree. Seniors are particularly vulnerable to this type of harassment. I'm glad you both responded appropriately and that this person of interest is no longer in your home. I hope that you have the dated receipt of his cash payment and that it states how he paid as he could bring this up as being that he paid it with a cheque and because of that did not receive a receipt. Hopefully he does not get to that point. And hopefully you will no longer be bothered by him but letters arriving at your home in his name.....wow! that's really low. Thank you for alerting all your viewers of this and explaining the method of harassment. Once bitten, twice shy. And it's always best to prevent than to cure (as seen by Sally below.).

You are both very kind and handled this well. Having worked in the hospitality industry for over thirty years, I understand how a line can be crossed. Keep in mind that your property is your asset and there is so much more to lose than the cost of a room. Even when a guest has a credit card, identification, and cash, you must remain vigilant in protecting those assets worked so hard to obtain. Good luck to you both!

Frightening situation.....you and Bo did the right thing by being kind but firm....when things started to escalate, you remained firm. Hard lesson learned, but no loss, thankfully! Cheers!

Thank you for sharing. We watch to escape the reality of these kind of problems here in the USA and sometimes we can forget that this happens too in rural areas especially in France. I think that you both handled the situation very well and glad nothing bad happened and that you're both safe.

In rural America, we have our own way of dealing with squatters and people who don't pay the rent. It doesn't involve the court system.

I’ve heard of that here too, except that the law stipulates you could go to prison 3 years for assaulting a squatter. Still I’ve heard stories of squatters leaving bc they were intimidated by a dangerous looking owner. 😬 I hope never to be in the situation.

Thank you for sharing your problems property news. The squatters problems are everywhere. I live in the USA and had a man whom broken my lock to the storage room. And he had decided to sleep there at nights. I didn't know he was inside, until l heard some noise from my patio. He was eating and sleeping; but the problems arrived when he turned on the water tank faucet and cause me to later have a severe water damage. I had the lock changed and the surrounding border to the door had to be reinforced. Whatever you do, living your life. Remember to listen to your head, mind and Hearts. Ever reject those instinct feelings.

My suggestion is to upgrade your mailbox & to have a really strong lock on it. So your mail can't be stolen from the mailbox & used to change the name on ure utility bills & be able to take over your property.

So good that you listened to your instincts and demanded payment up front. It seems squatters have more rights than home owners in every country (even US). Hopefully, your warnings will be heard by others in your area. Glad you are all safe and have plans in place for the future.

So glad you were so cautious.Squatters are bad here in the US also. Sometimes it takes along time to get them out and can cost you thousands of dollars. So many times they will destroy you’re property. Keep your guard up!

Chap no. 2's activities are called 'reconnaissance '. I hope that you took a picture of him as well. The chances are that the Police knows him well. It is an experience that you do not wish to repeat. Poor you, a scary experience. Anyway, the Police knows of your existence now. I had no idea that squatters were such a problem in France. He sent me pictures of himself before arriving. I have no idea why, but I have a folder for the police if they need it. He wasn’t French and I think new to the area.

@@queensescape You find a lot of squatters in the south of France ( especially in Dordogne) because of the climat and the touristic activities but you can also have these guys in cities everywhere. They always choose houses owned by old, alone, strangers or disabled people.

Squatters, homelessness, and mental health issues are all very hard (emotionally charged) topics. Thanks for being brave enough to share your experience. My dad used to say, "Don't give away your gold." You have invested money and sweat equity into building your dream Chateau. The man should pay for the wood and the guest should have a credit card. I have had zero luck with "bartering" situations. Ha! As a side gig, I make cheese (still paying for two master degrees and a doctorate.) The farmer I buy my fresh milk from is constantly trying to give me milk and I refuse. I simply pay him full price when he has extra. He cares for those happy cows every day and I am glad to compensate him for his excellent product.

Hello Jon. Thank you for that input. You’re right, this chateau didn’t come to us in any easy way. A lot of water has passed under the bridge before we set foot here. Hard work and determination are some of the keywords that made this possible for us. Some people do not possess the dignity you mention. They are parasites and users. They have no limits, and they will take advantage of you if you let them. Your milkman is doing an honest job and taking good care of the animals. My grandparents had a farm, and we had fresh milk from the cows every day. Bo

Wow, that is disturbing. But, just goes to speak to an issue that happens everywhere. Here in the US the same thing can happen. Florida is a "renter" friendly state and it can be very difficult and time consuming to "evict" someone from a property, whether they are there legally or illegally. If they are in the property you have to file a notice to have them served by the Sheriff. Then they have several days in which to respond to the notice to vacate. Then, all they have to do is respond with any complaint (valid or not) and then it can take weeks and a court appearance to get rid of them. In the meantime, they are living rent free. And even when you go to court it is best to just ask for them to be vacated rather than asking for damages or back rent as that will just take longer. I have learned from many years of experience (at one time I had over 18 rentals) that you should pay attention to your "gut" reaction to someone despite their credentials. Every time I have ignored my instinct and tried to be nice and helpful I got burned. It was a hard lesson, as I am a friendly person and figure everyone else is nice also. Also, it is my first reaction to help people but when you are in business you have to do what is right for you and you have to protect yourself and your property. You definitely did the right thing. I can only imagine the learning curve to living in another country. It is a good thing that you have nice neighbors who are willing to help you translate thru these situations. You both seem so nice and I love to watch your videos about Queens Escape.

@@queensescape At least he left without any issues...but lesson learned. The first time I had to evict someone I went after the money because they owed me 3 mos rent by the time all the eviction paperwork had been processed. Extra time is given when the landlord/owner asks for back rent to be paid. So, anyway, I won but never got any money. The only satisfaction I got was that in Florida a judgement is placed against the persons drivers license so that when they go to renew they either have to pay up or they won't renew the Drivers license...I never got paid so I figure they never got their DL renewed either! Anyway, I never went after the money after that. Good enough just to get them gone! I leanred to trust my instincts and never rented to anyone after that that gave me an "off" vibe. Hope everything works out with the other fellow who was cutting down your trees...it never rains but it pours...lol! Oh, the joys of being a property owner!

Here in Kentucky, squatters can only claim ownership of a property if they can prove they have lived there continuously for 15 years. Hence, we don't have a squatter problem.

Hi Karen and Bo, believe it or not squatters have fing rights. My boyfriend and I had a few apartment houses, and had the same problem, we never let anyone stay for free and to work for rent. It is so strange, they can even take over your home, they know exactly what they are doing. You and Bo made the right decision. I wish best of luck going forward. Love from N.Y.

Wisom & Empathy on display! Business owners have to be on guard all the time... You like to be nice, not think the worst of peoole, the thoughtful way you both delt with these situations shows off your empathy and your wisdom! Well done! In both cases the things requested or discovered did not fit your business model.... I have had issues with employees and tenants in the past too.... Best idea is trust your gut, dont let it just "happen to you" & check the laws.

Yes, we needed the room for family and friends, so he could not stay very long. I had written an email explaining that before he even arrived. His game plan was different, and he thought he would be able to convince us otherwise. He failed. Bo

Wow, what a scary and unnerving thing. I never knew about the squatter situation. I'd heard that it was bad but didn't know the full extent or details until you guys shared your experience. The way you guys handled it is amazing. If that were me I'd be soooo angry. My hat is off to you both. What a scary thing to happen ❤

Sorry you had to experience that uncomfortable situation. How about having “guard” ducks to alert you of intruders and as a source of fresh eggs? Often old pastoral paintings showed a small flock of white fowl. Thought it might be a lovely look and practical too. It would take some research-non flying nesting type for easy egg collection and friendly too for children. PS: I know nothing about this stuff. Just a little daydream. Love your channel❤️

Thank you for this important information. Best wishes to you to have no further scammers descend on your lovely Queen's Escape. I'm a retired Realtor, had a thriving house sitting company in CA for years, East Bay homes/Central Coast - Monterey Peninsula/Carmel/Pebble Beach. That's what you need; somebody who occupies the place, minds the pets, takes in the mail, keeps the place clean, manages the interior/exterior lights to demonstrate occupation on a regular schedule. Good luck!!

I am new to your channel and just happened to stumble upon it, and I am so glad that I did. Thank you for taking us on your journey. As I have been seeing, it is a LOT of work! You both work effortlessly and the love that you put into your home shows. As for squatters, it's despicable. Who does that and thinks that it's okay? Bo, your comment at 23:57 raised you up a notch in my book. High five! You have rights too, and it is NOT okay for someone to take something that is yours. If someone tried to take your car from you as you are stopped at a stop sign, you wouldn't say okay you can travel with me until the police escort you out. I think any sane person would "help" that person from the car. As a side note, PLEASE get security cameras that you can view at all times (we have Reolink). It will notify you when there is movement on your property and it records it for further review. Best of luck to you from the States.

Annie Dodds , this happens a lot in France and the law here in France is never on the owners side . One story was on the news recently , an old man had to go into hospital , then for a month was sent to a convalescent home . His daughter accompanied home , squatters were in it and they would not allow him back in , they had also changed the locks , they of course went to the police who said we can’t force them out , this caused a scandal here and because of that another similar problems they are trying to change the law , but the wheels of justice turn very slowly . I personnely know of two different family’s that this happened to ,France has changed a lot in the last thirty years .

It doesn't happen very very often (i'm from France), qt least in my region, but it's better to know a few things, in case. And to think twice in situations like this one... To help is nice, but with people you don't know, you better be careful.

I am literally cross against this video, more and more. I thought first Karen and Bo were nice, but this video is a real problem. I am French. I know the place where they live. Karen and Bo don't speak a word of French. They know very little of the country. I tried to explain things, but it does not change anything, and they are conveying very negative things and overall wrong things about France. It is unbearable. "Squatters are a big problem in France" ? Who said it ? In what study did they find it ? If it is a problem, it is no more no less than anywhere else in Europe. Besides, if they had known the country, they would have also known that a scammer can't pretend to live in or own a property so easily. It is madness ! The guy had no possibility of contacting their suppliers for the change of bills ; Karen and Bo live all along the year in their house. They have their ledger proving the commercial transaction. All their neighbours could have testified the guy was a customer. What on earth could he have done ? Nothing. Absolutely nothing ! This was just an embarrassing guest, some lost and weird dude. That is all. Karen and Bo are just throwing their viewers into an atmosphere of stress and anxiety. Good job from B&B owners ! Not mentioning the end of the video, when Bo speaks with amazement of the "40 squatters" in a restaurant : he does not know that the word squatters has in French different meanings, among them a popular one when you simply want to speak of someone who gets on your nerves. As a result, every English speakers is now thinking that there were 40 scammers in a restaurant. Oh my God. Give us a break. This video is crazy. Totally crazy. If you want to have information about a country, dear Annie, please contact people who either are French or speaks French. Contact Daphne and Ian at "The Beau chateau", contact Amy and Marc at "the Great château restoration project", contact Michael Petherick at "Doing It Ourselves", or Scott and Brittney at "Our French Fairytale" (they all are on KZfaq), but forget Karen and Bo.

You know yourself that France is pro tenant and from some of the information given it is apparent that one or more of the people are scamming or trying to scam these owners of the property. Perhaps you should listen once again to their story. This couple were very fair in their presentation of their story.

Wow, I thought it was bad around here where I live, that is just a new level of squatting scam...so glad you were diligent in not allowing him to gaslight you. I think you handled things very well in this case, hopefully they don't keep coming back.

Very helpful info. Thank you. It’s amazing to me that this happens apparently all over the world. Another tip is that If someone is going to stay at your home or other property you own make sure you draw up a clear contract and arrange legitimate rent to be paid.

Wow! I'm so sorry you both had to experience such a horrible event! One would almost begin to think that squatters are starting to have more rights than us 😔 it is very sad for anyone to have to go through something like that. I've never heard of these things years ago. Our world is definitely changing. Don't ever let your guard down and hopefully yous have installed cameras throughout the grounds and the Chateau. I wish you all the best and i'm happy to know you's are safe and sound. ❤ A nice guard dog might just come in handy and keep you company if Bo isn't there. ❤

I don't know, how we can push the deputees to bring those small issues on the table in the assemblee Nationale. They can change some laws there. Maybe when all the concerned owners write letters to the deputé of the region ?

If you can find a good rental agent, it can be a nice option. And someone who's local can take away a *huge* chunk of the headaches that come with landlording. (Plus, the really nice agents will spruce the place up for you before you come down to visit. 🙃) Speaking as someone who lives full-time in a 'vacation area,' it's actually a godsend for us to have more 2nd homes available as rentals, even when they're only available for part of the year. We're lucky enough to own our place, but the rents here went up by 40% this past year, and had a similar jump last year. I know lots of teachers, firefighters, etc. who are thinking of leaving because it's so hard to afford a place to live, and so anything that helps to loosen the housing market helps!

Glad that you had the wisdom to see through his efforts at manipulation, trying to play on your emotions, on your goodness so you did not allow yourself to to become victims of this scam. It is unbelievable the way governments are dealing with this problem, it is ridiculously absurd to know these criminals could occupy my house against my wishes but for all intentions and purposes with governmental support.
