I’m a Realtor in Miami-Dade, my biggest fear is the rejection when I call expired, Fsbo and owners absentee. But I’m following you! I saw your videos and inspired me to call.

The biggest hurdle to overcome with absentee owner properties for me has been losing the listing to the property manager often times. It’s been quite frustrating when I’m the one that gets the owner interested in getting the property sold and they turn around and list with their property managers 🤦‍♂️

I’m fortunate to live in a state where property managers don’t have to have a real estate license. This gives me an advantage as 99% of property managers in my state do not have a license and cannot sell said property when the owner wants to sell the rental property.

I get absentee owners from RedX and it’s absolutely terrible. I made 500 phone calls and not a single mofo was an absentee owner or even the right contact info. Wtf should I use and is it actually a better source?

I know you use Volcan seven that tells you do not call what happens if you get list with everything on them even the do not call would you still call them really selling them anything you’re just offering them a service

Hey Brandon, thoughts on a hard contact like a text every 3 weeks vs a passive contact like weekly email? For absentees that are in a similar boat as that first one you called, I've been asking if its alright to shoot them a text every now and then about the market, and find that 9/10 are okay with it. With a text being more personal than an email, would that be better in your opinion to stay top of mind? I've been finding that not a lot of people bother to check their email thus making my efforts to keep in touch not as worthwhile through that channel.

Great video!! When utilizing a dialer (I use Mojo), do you ever have an issue with the phone number showing up on the receiving end?

I think I figured out the problem. I’m pretty sure they see my caller ID which I have set as “Ryan”. The prospect sees “Ryan” instead of my number on the screen. Any suggestions on what to put for a caller ID?

Yes. But it really depends on the prospects timeframe. That will determine if I follow up weekly, monthly or every 90 days.

I have a question Brandon... What happens if you call the absentee owner and they didnt answer and call you back later in the day. What do you say to them when you dont have the address or information of the property in your hand?

If you are only calling absentee homeowners, mention to them that you are away from your desk but you wanted to know if they consider selling their property... and go along with the script. If they are interested, get their name and address.

Good question. I think the weekly email depends on how soon you get a feel of the owner. The lady below had a good point. Weekly may get put in spam. I’m going to do every 60-90 days

Not at all. Absentee owners are properties phone but do not live there. Rental properties, inherited properties, second homes, vacation homes etc.

I guess you could say that people that move out of their primary residence and leave it vacant are technically absentee owners.. They are absentee if they don’t sell that house.

Many property owners numbers come up as DNC. Do you call them anyway? I know someone who does, with success. I’m inclined to not get in trouble.

@@gregorywilliamsjr2763 I’m not sure of the consequences of calling phone numbers on the DNC list but I’m not willing to put my Real Estate license at risk by calling them (i.e. “not get in trouble”). I do know someone who just straight up calls them anyway and said he has gotten leads from them. I’m assuming if he gets push back from the property owner over his call, he politely apologizes and removes the number from his list. When skip tracing property owners, I have found that over half are on the DNC list. Thats been my experience.

I don’t think using the clients name first is a good idea in my opinion . Sometimes people think they might be in trouble etc I reckon introduce your self first and the company you working for will give them abit of comfort.

That makes sense however I would listen to the pro. Or you can look at it this way, asking someone’s name in question peaks interest anyway, then you follow that immediately by asking about their property. It can be hit or miss but that’s why it’s a numbers game

1.) Understand that it's a numbers game 2.) Understand that you're entering another person's day and how they respond to you is more so a reflection of how their day is going than you 3.) Desensitization from repetition
