Why are the toilets next to bath tub? Wire shelves are the most annoying! The deal breaker is definitely stairs at the front door!

Hey soccersprint! Actually it is because incentives change and they don't want me telling a number that is different what is currently being ran. That's why all I need is a call or text from you and I will let you know their current incentive. I will work on rewording that next time so you don't think something I'm pulling a fast one on you. I am not that kind of agent. I have a conscience and all my clients can attest to that.

This plan is one that is currently starting in the high $680s. Prices are always subject to change and they don't let me give exact numbers publicly for that reason. So call/text me and I can let you know what they have available at what price. They are offering incentives right now you can use towards closing costs, design options (if you choose a home that is not already built) or a rate buy down.

Priced in the 420k range is still too expensive for Georgia. Should be 275k with NO HOA fee. HOA is fraud

Thank you for the comment! Agreed, $420K is still expensive for a lot of folks for sure and I wish it was $275K! Then housing could be a lot more affordable for a lot more people. But unfortunately due to inflation, supply/demand and other factors, the $420 starting range is where we are for these new homes. I wish it was different though for sure! As for the HOA thing there are two camps you either love them or hate them.

The builder unfortunately doesn’t finish basements or do custom upgrades like the garden tub in the in-law suite, and a screened pool area, you’d need to purchase the home and hire a contractor for those customizations. But if I had to guess I would imagine it being over or around $200k of work. If you need recommendations or further details, feel free to ask. Thank you for the comment as always and thank you for following my videos! I don't have a crystal ball. But I'd hope not. That would be terrible for a lot of folks. The housing crash that happened in the early 2000s where so many people lost their home was due to poor lending practices. The US govt passed several bills where lenders have to be very thorough in who they lend money to so they ensure bills can be paid. Right now we are in a needs based market, people in most cases are only moving because they have to not because they want to. We are experiencing a great migration of people from places like California and the Northeast where home prices are even higher and they see $680k as a deal. If you are looking to move with a deal for you, let's chat sometime and see if we can get a workable plan together!

In the Reagan floor plan and in the Horizon floor plan, both with unfinished lower level. But still, in two out of three floor plans in the same video, built on the basement level, the foundation was not at all that bad, still unfinished. Thank you. Verry good Sir.

No basement for this house. Always sad when it's not a lower level from the ground floor. Non coffered ceiling nice upgrade for the dining room only. Good size walk in closets in the bedrooms. 2-stall entrance garage adequate to have good.

I'm right there with you! I love a good basement too, so when I go to different new construction neighborhoods, if there is one available and finished, I try to get in there to film. I was in a home today that had the coffered ceilings in the dining room, living room and the owners suite. It also had chair rails! It had some great finishing touches for sure that me and my clients appreciated. Thank you for the great feedback! And of course thank you for watching and leaving a comment!

I hear you. Senoia is one of the towns where even though its starting at $572k, it being one of the top towns in Georgia, according to several websites like Niche, the prices are pretty high, but compared to other top Atlanta suburbs like Johns Creek where the median home price is closer to $800k, it's considered affordable. BUT keep an eye out because in a few weeks I am taking you to a new construction community south of Atlanta with homes under $300k!

Great showing thank you for posting!!! Very nice I like the layout and that the bedrooms are NOT all the same size...My only critique would be the size of the primary closet, a his/,her is more favorable!!(My comments are only regarding the 1st home)...
