People need to pay attention. These real estate agents are sales people that’s all they’re trying to sell you something he’s trying to sell you this condo and say you can rent out a room without a window. The place is a box.

The buyer definitely makes the decision which is why it still needs to look good and be priced right. The extra commission is for a little extra nudge from the agent. Doesn’t work with every agent but if we get 20 or 30 showings someone will go for it and I’ve definitely noticed it work well over the years

Good presentation, but price is too high at 600k+. Given the building occupants and location, this unit is strictly for investment purposes. Parking is also not included. Assuming rent of 2100 per month less property taxes, insurance, and main fees of 600 per month (208 + 35 + 357), that leaves 1500 per month for mortgage payments. At 4.6% 5 year fixed with a 30 year amortization, that means a 300k mortgage, which implies a 375-400k purchase price, perhaps stretching to 450k depending on your assumptions on rent.

The unit is priced at $40K more than the same unit 3 floors higher sold a month ago. So, if the last unit (on 48th floor) sold for $595K, this unit should not sell for more than $595K - 3x$2K/floor = $589K. That is if you like the unit ... 1bed+den for less than 600sq.feet.

All things being equal I like the 3rd one the best. Nice layout and view to CN tower. I personally think however that the prices still have more adjustments to come as current owners experience the negative cash outflows each month.

I understand the knob and tube wiring is common in toronto, but i think it definitely should be replaced before selling. I personally would not want to buy a house where i'd need to worry about that potential fire hazard. But then again, i can't afford toronto so maybe i can't say for the actual buyer pool

I could absolutely live comfortably in these condos as im desiging a tiny house to live in that is 160 sqft. But I would never pay the price being asked for these. Out of the 3, I think the 2nd one is my fav.

2bed, 2bath, 600 sq.ft = yeah, that's why condos are not selling in Toronto. Building condos of Hong Kong/Singapore size in the second largest country in the world ... It should be illegal to build condos of that config (2bed, 2bath at 600sq.ft) in Canada.

Nice video and suite. One thing I find with all hard lofts is because they have lots of hard surfaces, and open Demi-walls, acoustic control can be a bit challenging. Compensate with soft furniture and area rugs where appropriate to suck up the sound bouncing around. But other than that, no denying their appeal. They are very cool and have a tranquil open feeling many standard condos can't touch.

I'll stick with my 1400 sq ft condo in the Beach right on Lake Ontario. It is on the first floor so I have both a garden and a patio facing the lake. It is good to be close to downtown, but have your own 15 minute city.

There is widespread thinking that BoC will drop rates in ‘24, and I don’t see that happening until ‘25, and even then you will need a full 2 percentage points to drop for housing appreciation to rebound. You can certainly buy now. However, it seems like 2026-27 is your next opportunity.

So, first off, LOVE the video. Super interesting, informative, would love to see more, especially as I’m looking at renting (maaaybe buying a studio) in Toronto. …that being said, I could never, and WOULD never pay over $500k for a Studio. $700k is ludicrous. I know the video was from 2 years ago, so maybe that’s why, but I’m seeing studios in downtown for $350k-$450k now.

lol I was considering an offer in that specific unit @ xo condo. It’s ok for rental but not for a family. IMHO, kitchen was tiny, no parking, view was a bit creepy, affordable housing at sight, area looked a bit rough, and they built the condo around an old BMO bank branch from like 100 years ago with graffiti all over it. Not my cup of tea, but great for invest. There were quality concerns with the building too. I think I got a much better deal in north york area :-)

I realize this is a private residence and all that, but it's very disappointing that in a condo it is inaccessible from the moment you walk in the door, if you are in a wheelchair. Just knocked out a whole group of people right from the beginning. So yeah, not exciting.

Condo 1 > impossible to furnish in any practical way, too little storage, no actual outdoor space, and a walk-in closet redefined as a bedroom. I wouldn't take it at 1/2 the asking price. Condo 2 > the most practical for furnishing & actual living space although no en suite laundry as far as I could tell. Did have a marginally more workable kitchen area for a non Martha Stewart type resident. Bedroom space was workable. Probably the only condo of this video which I would even consider. Condo 3 > fairly nice views especially if you like highways, and good orientation facing S-W. Lots of natural light but very awkward living room space to furnish. No prep space in the kitchen & visible appliances are so ugly in an open plan layout. Not as impressed by the honking bit concrete pillar in the living area as I apparently should be. No bathtub would be a deal-breaker for me. And call me Luddite but I would be concerned what happens if there is ever another extended Hydro failure (been there, done that several times so far during my life). Even if the building has sufficient generators to light emergency exits etc. I doubt they would hold up over several days of building-wide use in a property that large, and with so much tech... I would feel very vulnerable to such a rare but not impossible scenario? The last big power outage in TO had me without fridge, stove, heat, hot water, or elevators for its duration and it was not fun! Just to prove I'm not a total B***h, I do thank you for an enjoyable video with good concise & detailed content, and excellent production values. I'll be checking for other content from you for sure.

Disagree with the appreciation. We will never see what we saw for the past 10 years again. If they get 15% appreciation total in the next 5 years they will be extremely lucky. Their negative cash flow with rents does not make sense

Agreed, there is no law that says you get to make money investing in r/e. If you are buying to live there, great, if you are “investing”, well, good luck with that. Most people under 40 have no experience of rates going up, let alone a serious recession.
