I totally agree about not upgrading the backsplash, our home design center from the builder wanted to charge $4000-$5000 for kitchen backsplash. We went to Floor and Decor, spent $350 on materials and hired labor $800 for a total of $1150, and it looked amazing!

I enjoy your content, seems like you are the only Agent doing high quality real estate videos in the Sac Area on a consistent basis. I bought a Tim Lewis home, and I’m happy with it however there are things I would change if I had to do it again. For others shopping for a new home build, keep a look out for things like actual size of garage, some can’t really fit two large cars side by side, some models had 19ft and some had 20ft lengths, also ask about sound dampening materials in walls as an upgrade, without it you hear everything through thin drywall. Also, highly recommend getting recessed lighting in all rooms as an upgrade, it makes a huge difference. Finally check how much elbow room you have in the bathrooms, one of my bathrooms is kinda tight, so much I had to take out the inner door just to feel more comfortable. Finally, ask what elevation and color of your home will be, we almost picked a home with a yellow exterior, not my cup of tea, it was a deal breaker. Anyways good luck, inventory is in short supply and continue to skyrocket, lots of bay area folks moving here, can’t blame them, why pay triple the price in the Bay Area? Lastly, the water here sucks, compared to bay area, we get ground water that smells, so get a good filter system.

Good stuff! What bothers me about new homes are Mello Roos/HOA taxes and tiny to no yard. If I wanted to have neighbors on top of me then I would just rent an apartment.

Any upgrade you add will cost you an additional 1.2% property tax a year until you sell the house. Keep your taxable value down and add the upgrade afterward.

Lennar usually show what is included in their models and most stuff you see are what you get. The problem with lennar is if you want upgrades YOU CANT. they dont let you add ANYTHING even if you are willing to pay. Like more canned lights, more outlets, etc. NOPE. the only thing you can change in lennar homes is type of flooring, counter, and backsplash and thats it and their choices are limited at that. Also NEW lennar homes as of the last 1-2 years depending on the community, no longer prewire homes for cable and ethernet. They want users to only use wireless. It's near IMPOSSIBLE or without a lot of money to wire a home thats 2 story on the first floor that has to go to the main cabling closet up to the 2nd without ripping out drywall etc. Bedrooms no longer have cable (rg6) wiring to be used for sat or cable tv, except the master. They went all in on wireless, but ask anyone in technology, wired connection is still superior to avoid latency issues and still provide maximum bandwith.

I worked with Lennar about 3 years ago and I give them a 7.5 compared to the rest of the builders out there. I would give Taylor Morrison a strong 9.

@@SacramentoRealEstate I give them a 7 simply due to the lack of being able to really customize your home other than what they allow you to which is slim to none. They would rate higher if they allow more upgrades. But as a business perspective its clear why they do that. Less overhead and more profit. Make the homes nearly all the same so they already have set pricing on materials, etc. The best builder IMO in the sac metro is JMC. They are a local builder and if you have the money can pretty much do what you want them to. And there is that plus that you are supporting your LOCAL sacramento business and not a national builder. Notice how JMC does very little marketing in social media and they still selling their homes like hot cakes.

is Lennar a good build. I'm getting the Viridian in Rancho Cordova. I'm getting the basic only with included upgrades.

What are the best quality home builders in Sacramento? I hear horror stories on most of them from KB Homes to Lennar to Meritage being poor quality construction.

@@TheAldeRay The model homes at both communities are amazing. I’ve heard mixed reviews about toll Brothers but the big problem is that there few builders that build at that level in Rocklin. If you’re looking for a brand new million dollar home in Rocklin it’s pretty much toll Brothers. The jury is still out if it’s worth it.
