Its easy to buy a property and call it sober living, but are you giving any training on how to operate sober living? It is much much more difficult than what is led on here. We have a lot of "sober livings" in this area that were started with a money motive, and they quickly turn to disasters with everybody using and drinking and no oversight. We have enough houses like that where people just collect rent and dont care what goes on. You might have good production and video and more money than I do, but peoples lives are involved here, they need help! Beyond just a place to live, it is constant work 24 hours a day to deal with ill people all living together, dont be fooled by this, my partner and I have owned and operated sober living for over 25 years! We get calls all the time from people that want to get out of the flophouse they are in. Hopefully you are a good person whose motive FIRST is to help people that need it, and like any other business you have to pay the bills or go bankrupt, but sober living should not be about profits!

Pace has said several times that he doesn't personally run the SL residences - he leases the homes out to professional companies who specialize in these programs.

Just a tip to anyone who is looking to do this if you lease the property to a sober living entity or own it yourself please understand that a normal rental dwelling policy will not work for this type of risk. Be prepared to pay a lot more for insurance if you do this. I am not saying that it isn't a profitable venture just know going in that if you go to an insurance agent and they provide you with a standard rental dwelling quote you are paying insurance that will not pay out if you have a loss.

This is correct. I am a commercial insurance underwriter and standard markets will not write prop and GL coverage for this. If you do not update the changes, you will be dropped if discovered and if something occurs your claim may be denied. Your premiums will be higher for this type of risk so make sure you have a knowledgeable commercial agent to help you obtain the appropriate coverage.

We did our first BRRRR last year. Interest rates killed it in the end. But we turned it into a transitional sober living house. We want to do more. Thank god my mentor turned me on to subto because in the current market, it may be the only way to move forward

I need to get into this! I’ve been wanting to own a sober living for quite some time now. I’ve been in the program for over 10 years! And every time I failed, there was always somebody to help me back up. I never even thought that I would be able to owner Sober Living. The only way I see possible, is Subto!

Thanks so much Bro Pace! Sober Living rentals make a lot of sense especially in that they may be impacted less initially in this downturn. I'm still saying this is more the Orchestrated take-down of America than any economic downturn. We are in the end times! I did some landscape construction and maintenance for Carolina Outreach. I believe that they're different in that they own all of the properties they manage.

Maybe mention how many of these sober living homes are out there where there is NO training for staff, and how much of it is a scam. Also, what about the people owning homes next to what was an AirBnB and is suddenly now a halfway house. What does that do to their property values, let alone their day to day living situation. But who cares, as long as YOUR investment is protected right? :(

What is more attractive to assign as a wholesale: a Sub 2 where the buyer pays off the equity from a seller and makes monthly payments or a Sub 2 where the buyer is making monthly payments to seller and the mortgage
