Elon Musk is living in a modular accessory dwelling unit from Boxabl on the Space X property in Boca Chica, Texas. This is great news for the entire modular housing industry, having one of the most influential people in the world living in a modular will bring new people to an amazing industry that often gets over looked. The modular he chose is a 375 sq ft Boxabl Casita. Boxabl modulars aren't like the tradition modular we're used to, they come packaged up then unfold when they arrive at the property, with set up taking about an hour. In this video I look at the Boxabl Casita and what I think having Elon Musk living in one will do for the entire modular home industry.

The only issue with these smaller modular homes is that the overwhelming majority of towns and cities will not allow a dwelling unit this small to be placed on an individual lot. We would definitely need zoning law reform throughout the US that will allow this to happen. I love the idea behind this, hoping Elon can change the tides here.

Finding a place to put them is the problem. I couldn't even convince the county to let me live in an RV on the property I own. They said it was unsuitable for long-term living. Meanwhile, some houses around me are in very bad shape. There's no way that they are more safe than the somewhat decent RV I wanted to live in.

Yep, local governments don't want manufactured homes set anywhere in their cities because they won't get hardly any property taxes versus a modular or stick built home set on a foundation

I'm sure trailer parks looked great when they were a new thing, how do they look now ? That's how these modular homes are going to look in 15-20 years time.

@@CulturedThugPoster Some look good though if a good company maintains them. Oakwood Cove is a few miles up from me, a mobile home park. They just did new roads, re did the pool, basketball court, etc. Some do look terrible but if maintained they look good for decades.

I don’t know now but 20 years ago a friend was in the modular home business. Back then modular was not the same as Mobil or manufactured. His house didn’t have a 2x4 in them. 2x6 or above. It was the only way a working man could build a 3500sqft. House.

A mobile home and a manufactured home are the same. A modular home is a big step up from those. And we still call mobile homes "trailers" here in the South. Don't like those tin cans for humans, personally.

@@rootsrocksfeathers1975 There is actually a large distinction between mobile and manufactured homes. Mobile homes are units created before 1976 and aren't really subject to any regulations. Manufactured homes are any housing units created after 1976, created in a climate controlled warehouse, and subject to HUD codes and guidelines. Manufactured homes are created with high quality materials and are usually affixed to a permanent foundation, making it real property.

Yes. We need a place to put them. Talk to anyone who has tried to negotiate with any city/county, etc to put a tiny house, or RV on a property. If I could have put a "casita" on the alley in the town I used to live in, things might be different. Now, they're pushing the idea. Might dress up those alleys. lol.

I’m not sure All the blame goes to billionaires. What I’ve noticed is the younger generation buying the latest, greatest, iPhone, car, vacations etc. The concept of going without is foreign to them. Many getting useless college degrees and graduating with piles of debt. I’m doing quite well in my late 50’s but I sacrificed much. We own a 14 year old car and don’t have to have the latest greatest. It comes down to what your priorities are.

After living in a 4,400 sq ft money pit, I am happy to downsize. No, this is not a conspiracy but rather a response to over-consumption for decades. I’m not ready for a tiny permanent home, but I’d love a much smaller home and one of these tiny homes as a vacation getaway.

I think you are hitting the nail on the head with that thought. If you ever look into it, they want all of us little people contained so they are free to enjoy wide open spaces.

I've considered that and it's a legitimate grievance. But eventually those uber rich living in uber homes will find no buyers in the future. They'll be white elephants and will have to be repurposed like shopping malls or abandoned ...like shopping malls. There is a new generation that prefers traveling thru life light and carefree and not bogged down by possessions or maintenance demands or hefty mortgages. The new status symbols are how many countries have you visited. However for such small homes to work they must be accompanied by community assets like shared swimming pools, clubhouses, gyms, mini-library, business center, doggie parks etc. That's what I have in my 55+ mobile home park and it's amazing.

@michaelkennedy … Yes indeed it’s been a dilemma for many, myself included. A quick search into where tiny home placements are legal in the states, will turn up nearly nothing. Seriously and sadly lacking in the most important factor for real estate of any type: location.

@@chrissmith7559 not where I live . Minimal sq ft requirements for housing is 1250 sq ft . Even in the R 4 zoning section where mobile homes are allowed has a 1250 sq ft requirement and single wife trailers are illegal .

I am a single, retired teacher and I am going back to work because I can't afford the cost of housing; it seems the rent goes up with each lease renewal, and my income stays the same. My plan is to purchase a mobile/modular/tiny home. If I work a couple years without incident I should be able to retire again before I turn 70. 🤞

A modular housing concept is as old as the founding of this country. Affordability isn't a byproduct of construction method. Affordability is easily solved by pulling the plug on the federal reserve & their banskter's money printing operation.

These need to be modular, stack-able and inter-connectable like Legos. That way as a family grows they can slap on additions and floors for new family members. Also modular, purpose built sections would be nice.. i.e., garage, shop, gym guesthouse, pleasure room...whatever. Also for that price point there should be solar, water collection and a front and back porch awning built in somehow.

I completely agree that at the current price offering, other things should be included. It’s an amazing design from the looks of it. Unfortunately, it seems it will take a few years before interested, ordinary parties (not government) will get one. After reviewing the website and now seeing this video, it’s the gov who will get theirs built first.

I used to think tiny houses were too small. Until I realized how much junk do I need? With a smartphone, clothes on your back, a wallet...maybe tv, bed, chair, eating surface, fridge,bathroom...especially renting not needing tools for maintenance I now see the value in simplifying things and living a life unburdened by "stuff". To focus. For instance he sold all his houses doesnt have to worry about those any more. It's also not like he's confined to just this he can take off and go anywhere and stay in finest hotel for a week or whatever...if he wants to. He seemed to have that "a ha" moment and once that happens perception and perspective changes.

I’m sure it’s allowed out west but your not putting them up here in MA. Not going to fly with our building codes. Septic, foundation and land add another $150k easily here. No value put that little box on a foundation here.

You have to do price per sq foot. So this is $133 per sq ft. Very affordable for middle class.

That Boxable, while truly cool and innovative, has the layout all wrong. The bathroom should be opposite the bedroom and the kitchen opposite the living room. What were they thinking?

FYI in the future you will be able to change the layout and customize the layout , have a larger kitchen , larger bathroom or anything like that , also you can reposition /add/subtract the windows etc… what is shown is just the first base model - they will also be offering empty box models wit no appliances and furniture , 2+ story stackable models with stairs and fireplace etc etc…

Less plumbing/electrical going through different movable sections.. you could extrude homes, then slide in the "systems pod" which is kitchen and bath and all systems. Those pods can be shipped in mass, then unfolded when inside the home.

Elon is certainly not shy in helping to implement historical innovations. He’s one of the few who will fight to make it mainstream, even with the MANY HURDLES of regulations and code. I’m building a modular home now in the desert and creating some videos explaining about some of these things I’m learning to look out for. $50,000 plus the price of the land and permits for having it there. Then you need somebody with equipment to come in and clear the land back and dig electric and water lines. Then you have septic, water, electricity to be brought onto the property. Then the hook up fees. And that is if they let you do it in the first place. I think I covered most of it. So $50,000 might sounds good but, there's a lot more to it than just that. Like you don't want a muddy driveway do you.? So now you got to build a driveway. Or that fence. The list goes on..... So I guess what I'm saying is, not everything smells good coming from the old cooking pot.

It's an ADU. It's supposed to accompany a primary residence, not be set down in the woods. However, those that want that should be prepared for those costs.

In the 1990s I lived in a modular pre fabricated all metal house in Sherman Oaks California built in the 1940s. It was amazing. We used magnets to hang our paintings on the walls. The walls were thinner than standard wood walls, but were insulated and when you shut your metal door to your room. You couldn’t hear anything else going on in the house. It didn’t have air conditioning. It had built in wall vents to the outside that when open circulated throughout the house using a fan. You could switch it to draw fresh air or exit interior air. It was genius. It stayed cool in summer and warm in winter. The metal shingles on the roof were solid and never needed replacing. I moved out a few years later for work. About 10 years ago I drove by and it was getting torn down to build a ginormous yum yum palace house. Typical of what people build in LA now. I’ve never lived in a house that required absolutely no maintenance what so ever. A shame the new owners couldn’t see the value of such a thing. But hey, today everyone lives beyond their means and throws away perfectly good things. A shame.

I saw these Boxable’s a few months back and thought the same thing back then…that before too long it will be a hot new trend. They are really cool they way they can be unboxed and come with appliances and all. Didn’t know Elon Musk was living in one.

Is the expectation that people seeking affordable housing can pay for a tiny home with $50,000 in cash? If not, then our banks signing up to mortgage these smaller properties? I didn't think this was a priority for them. In order for this to work at scale the financing has to work out.

He mentioned this was originally intended for use as back houses in California. Based on California house prices, it isn't far fetched for home owners to refinance and take out 50k in order to build a rental unit in the backyard. This would make a good investment imo. In specific parts of Cali this could easily rent for 1k a month. You'd have your money back in less than 5 years and then all profits from there. Plus your home would appreciate in value.

ejector pump piped into the existing sewer line, water tap, voltage meter, and foundation required. permit fees etc. 30k should do it

@@cmango8668 Where I live in the mountains on the east coast of the US,my septic was 10 grand, my artesian well was 10 grand, and my electric was free because I am close to the road and they just used triplex.My husband works for the power company and we used a used pole.I know I am really fortunate though.

@@smallhouseinthemeadow6131 Yeah, I live in New England too. Septics start at 10k around here and go up to 30k depending on what type of septic you need. You got off pretty easy with that well, I've heard horror stories from some people trying to get a well established. And yeah, the electrical would certainly be a significant cost if you had to hire someone to install a pole. Also, do these come with the panel box all ready to hook up? I assume so. How about your foundation? What did you pay for that? I assume these houses just need a slab? Could you put them on piers? And just insulate the hell out of the bottom with closed cell foam?

@@cmango8668 Our cabin is on poles, and the cottage is on a slab. The concrete for the slab was $1500, and we did it ourselves.My husband built everything from scratch. We are lucky that he knows electric, carpentry, plumbing, because we saved a ton.He has a fulltime job, so it has taken 3 years to build my cottage.The cabin is off grid, so it took less time. The interior should be finished this year, and next year we will finish the exterior.It is just typar right now. Both our places are only 16 x 24 feet, and one has one loft, the cabin has two lofts. I love it. It’s all I need to live happy… who needs those huge mansions ? I have never been interested in those kind of houses… life is precious to waste so much on big houses. Keep them , bcs I just love the simplicity and happiness ! 😊🏡♥️🇺🇸

I know a lady who lived in a tiny house for 30 years and she finally went a little crazy. Her kids bought her a much bigger house and shes much happier, but ymmv.

I’m starting with tiny home/RV on my property up North and then probably going to go modular or even a dome. There a LOT of modular companies out there competing for primary home business as well as ADU’s.

I love the concept but I personally believe that, for the trend to really take off, the unit cost needs to come down. Once they manage to bring the cost of these units down a bit more from where they already are I could definitely see myself purchasing two of these and configuring them into a permanent home on a plot of land.

Yes the home itself is priced low. The big issue with these modular homes is you need to buy land, get permits, spend money to prepare the land, spend money to get all the services attached to the land. By the time you do all this, you could spend $250K or more. You can get a condo for that in some states. There needs to be a better option. One option could be that Boxable buys a large acreage of land, develops it, puts their tiny homes on the lots, maybe add a community pool and park, and sell the homes not for $50k, but for $60K, and a cheap HOA fee of $100 month to recoup the reoccurring costs.

I had a real good job and most of my co-workers had homes 2500 to 5000 sqft. We built a 576 super insulated home on a full foundation so we have storage and utility room in the basement. We will be renting it out soon as we are finishing a 728sqft home on the same property. No banks, no zoning, no building inspections. We also have close to five acres at this property. Another bonus is low taxes. Until I actually collect rent I am except from property taxes.

It really is, and I'd take out that dishwasher too and put the washer/dryer combo in its place to get it out of the living room. For a single or young couple I might also even consider loft-sleeping or a Murphey bed to free up more space for waking-hours uses.

As someone who keeps downsizing to a much simpler lifestyle, I would be all over it to live in a small gem like that. I believe this will be the future in housing. HUGE deal breaker! I hope it can become a reality as a primary residence.

Idk single wides are between 600 and 1300 square feet. This thing is under 400 sq feet. Most people won’t be happy in something that small long term.

Depends of why you are doing it. We find a 400 sq. ft. park Model perfect for two people if the parts and pieces are in the correct locations and the Ceilings are volume or raised to at least 108". They are cost effective in heating and cooling, less initial cost, less taxes and help you develop the ability to eliminate clutter in your life. And can usually fit in 800 sq. ft including a covered carport...I bought this unit used, remodeled it with contractors and plan to market this fall in the North Central area for a couple who wants an Industrial Loft with heated pool and clubhouse two streets away for $35K...

Post war a good starter home was 800 square feet. 375 is a decent bedsit apt. The main advantages of this design is easy (and cheaper) transport and assembly. I'd want more details about the seams in the roof and walls Two things I want to see: How much cheaper will these things be farther up the learning curve in a few years? What kind of add-on can be designed to expand the home?

I actually like this idea.....although I am guessing that with time, and more manufacturers there will be more variety. I kept thinking though..."where is the land going to be for such neighborhoods" (if this idea ever expands out of the "backyard" guest house, as was suggested). And what about sewage and electricity...and such. It will cover a smaller footprint, but will still need certain infrastructure...unless all of that changes over time, too. I glad that they are envisioning connecting the units, to form larger homes. And when "Mars" was mentioned.....well that just really opened up the imagination. Good video.....inspirational.

I would love to live in a Box able! I presently have a 13 x 10 bedroom which affords me a living room area, an office area, and my bedroom area. It's very nice. I live with one of my children and their family and it is wonderful. Still, the modular would be a huge step up! I will have to look into it!!

I have so many questions! Can they make it ADA accessible? For instance, could I change the tub/shower to just a shower? Do electricity and sewer need to be in place? This is so cool! At one time my brother was going to put an ADU in his backyard and I was going to live there. This would have been perfect he could have two! He has 750 sq feet limit. These are pretty cool! Maybe when I’m ready to move out of my rather fancy doublewide.

I lived in 400 sq. ft for 7 years. It was open floor plan with only the bathroom walled off. I would still be there or in something similar if I could find it in my city. I was compelled to buy more house than I need simply because it was the best combo of price and location.

Where can you get a new mobile home for $35k? I watch a lot of the walk thru mobile home videos on youtube and the last one that I watched last night was a 32 x 80 for $257k. I haven't seen a single wide for less than $70k. When this stupid bubble busts people will realize they are screwed. Sight built or mobile home they won't be worth anywhere near what is owed on them.

Boxabl homes will be stackable with interior stair units and OTHER add-on rooms, too. I spoke with them; and, YES, those add-on rooms or even whole floors can be done at any time after original purchase. The construction on these are more than acceptable, too, imo.

The fold ability for shipping mainly. Boxable may have a slight edge in materials used with the Elon Musk model as the low income would be better served with existing lower cost options to get the cost down below $50 per sq. ft. when mass produced.

How about zoning issues? Is this unit listed as a "trailer", mobile home, prefabricated home? Some cities and towns have issues with permitting such units. Florida tie-down issues... you could land in Georgia! Ma 2

Actually these can be connected together like lego blocks, stacked up to 3 storeys, each one a different room. You can have a 14 Boxabl mansion if you can afford it. Not your average ordinary Tiny House.

@@peacefulpossum2438 land is very hard to obtain. If it doesn’t have utilities setup you’re looking at a 20-30% down payment which is high. 1/10 probably even less have all utilities setup. The land then has to be affordable and in a good area around grocery stores and roads while you set up your farm which I guess is more optional. It will also be more difficult to get a 2nd loan. No one who’s poor can realistically afford this, if you have the cash, (possibly around $100,000), then you can afford a down payment for an actual farm or house. Elon musk probably just got tired of sleeping on a couch in his office lol

@@jesussandoval9843 I understand. Running new utility hook ups can be pricey, and land varies widely in price across the country. Acreage often sells in Kentucky for less than a grand an acre, but as you say, it is unimproved. Owners of condemned properties here often donate them to the city to get out from under liens. The city then demolishes the condemned building and sells the lot on public auction. The lots are usually small and sell for very little. Those would be a good option for a small modular home, if someone were looking to live in town.

Looks great. I’m thinking about buying a $400,000 lot at Tahoe CA. Put in the boxabl plus 2 bedroom units. Falling down homes there are $800,000 plus and unaffordable.

My father is a retired Builder and $50, 000 yes quite expensive for that much square footage. If he were building them he could build them for probably less than $15, 000. For less than $20, 000 he built a three-bedroom two-bath one car garage home which was a little over 1100 square feet. I purchased my 1300 square foot home three bedroom two bath about two years ago for $15, 500 used in Texas.
