Hi Vanessa. I find it difficult to follow the plan/layout of the houses & wonder if this is considered in the future, it would assist me & perhaps others too to enjoy the properties exhibited, more knowing where one is from room to room. I hope you don't mind me making this comment. I often find it difficult to follow the trail once inside the individual house on display. Taking me across Ghana whiles sitting here in the UK, is thrilling. It is giving me the opportunity to learn about where to locate once I decide to move down. Well done.

Hi Duke of York Even though it is only two bed house, I still would have loved to have seen the layout: the connection between the living rooms, kitchen, bedrooms & toilet facilities. I am keen on good planning. I have no idea at all how you are able to handle a Castle!

Never understand why the government allows prices in USD when the currency is the Cedi. Effectively the economy of Ghana is Dollarized which favors the rich and foreigners whilst disadvantages the ordinary working person.

Dear my fellow Americans don’t be fooled by that 50k price tag, I know ppl from Ghana and you can build a 3/4 bedroom home for under 30k. The price gouging of this property is ridiculous. Only way I would pay that much for a shoebox is if it was in walking distance to a beach. These builders tried it!

it may be a good quality home. a neighbirhood where i live sells tiny homes for almost 1million euros and people buy them because they are good quality

The bathrooms are very small. There are no cabinets, closets and fixtures like ceiling fans. Expensive!

Very nice place for those who don't want to go through the stress of building their own house. All those complaining should understand that most Ghanaians buy their own land and build their own homes which cost much less But it is not easy to go through all the paperwork and getting building contractor and more. Besides there are houses that cost 25,000 usd to 50,000 usd in other videos. 65 percent of Americans own their own house and most of them are financed by banks on credit. It takes people 40 to 50 years to pay . You go by what you can afford or buy a land and spend years building it from the scratch .every country has many options and is ur choice to make

Sir mortgage in America is up to 30 years not 40 to 50 years. Besides, paying mortgage in America attracts maximum interest of about 7% if your credit score is SOOOOO BAD. With good credit or excellent one, you're getting it for 2.6% currently. In Ghana, the minimum you could get with excellent credit is 15% , so do the math. I just don't know why the so call poor or third world countries should be taken advantage of, in disguise of helping them. I mean why should middle upper class in developed world rather pay less interest and developing countries pay more. This is why Africa will continue to be poor till thy Kingdom come

@@themotivatortv my brother if i may ask ,do you own a home in America?. 30 years mortgage is never a limit because some go beyond 30 years besides some people have to re finance their mortgage because of inability to pay. The whole point is that we always have options and there are cheaper houses woda maya's videos as cheap as 25,000 usd or you buy your own land and build with less money. So Ghana should not be defined by this video because there are options to choose. I also want you to know that Africa is never poor but a developing world and the mindset of the young ones needs not to be saying we will forever be poor but a mindset that say we will change and develop our own land and it should start with you my friend, be the change and play a part 🙏

@@AH-qd7bt Sir, I live in the States and I can speak on authority that, mortgage is upto 30 years. We only refinance a mortgage when you wanna attract low interest rates. That does not increase the number of years you should pay off your mortgage. In any case, you are rather paying more interest as to how long it lasts. I wish could be the change, but it's so sad, the leadership cannot even allow that. We are in a country where leadership sit idle for people to be taken advantage of. Why must property in Ghana even be sold in dollars in the first place, bro? We talk about liberating Africa, we cannot liberate ourselves from using the colonial masters currencies in even our local transactions. How pathetic that sounds, bro

@@themotivatortv Fixed and adjustable loan deals can go up to 40 to 50 yrs. It is not fixed at 30 years only thats what I mean. Am here as well and we all going with the struggle But Africa is home to every black person. All am saying is that we cannot focus on only African leaders. We are the present and the future ,what we do matters as well and it can start with you,myself and the next person then we can change 4 better Africa. I think they are too expensive in my opinion, these houses are way to far from Accra also I don't see anything special about them that cost so much money. I guess people do not value $50,000 anymore but unfortunately some of us we do!

Why does affordable housing have to be so confined and compartmentalized? Wouldn't it take just as much effort to have an open floorplan with floor to ceiling windows to give exposure to that beautiful landscape? Ghana has wonderful year round weather, so why not have balconies and outside patios? Thousands of people in confined spaces is what turns neighborhoods into slums if they're not built corrrectly.

It's actually too much for a one bedroom house. you can get a plot of land for 7k or less around Amasaman,Kasoa ,Ashalaja and these new sites and build a quality three bedroom house with the rest of the money

I totally agree with you. The first housed showed could easily have 03 bedrooms because of area available, but those who buy one and wanna have extra bedrooms will have to spend a lot of money. I doesn't make any sense.

Thanks for the video, once again. Its a real eye opener to how poorly these homes are built and how overpriced they are. My dad is a builder and went to Ghana last year and he couldn't believe how poorly these homes are built. Based on his advice, I have started to build my own place as opposed to buying ... My advice will be to take a builder to these developments for thorough assessments before committing to buy. Also, bare in mind that my 3 bedroom detached house in Oyarifa will cost me a total of $40000 including the price of the land (which is a whole plot).

I expected much better from Appolonia, the bathrooms are small, no closet, minimal yard space. The prices are not worth it imo.

I finally have a question for @vanessakanbi : The gentleman mentioned an “87 year lease” and a “resident/non-resident mortgage”. Can you explain this more. “Leasing” is NOT owning, it’s borrowing, or renting. I will wait for your response before I fully vent, but this and other planned communities (Ocean Green Villas) in Ghana are fleecing the people! I know the developers need to make money but they’re taking it too far! Two things: first, instead of sticking to OR establishing a Ghanaian style of home, they’re too busy trying to copy Europe and America; second, by pricing in USD it’s very clear that Americans are being targeted so I trust my people to see thru this BS! #enemytryenemyfail 😤

Now a plot of land in some areas cost $100k. So wake up and know what time it is. FYI. i have plot of land next to appolonia and i can tell you on authority that, in less than 2yrs, a plot of land in that vicinity will cost more that $50k. Best believes. If the government don't intervene in the escalation of land price in Ghana, the housing sector especially in and around Accra will be crippled.

My exact thoughts as well. We have completely forgotten about our environment and only interested in infrastructure. How do we cut down all de trees which contribute a lot to quality sustenance of life, all in de name of modernization. Atleast, trees should be planted within a reasonable distance within such communities. It even adds to de beauty. It gives dat blend with nature. I just don't understand my fellow countrymen at all sometimes.

Why don't you buy an affordable land here in Ghana 🇬🇭 instead.Lands are available in places here Adukrom Hills, Oyibi, Dodowa, Apollonia, Akwepem mountains,Aburi and Tutu.

Vanessa bless you, thank you so much for these videos. This really is great to see. I’m not a fan of Ghanaian architecture I’m not going to lie. We have so much land and these particular apartments are very stale to me. A good investment though no doubt. Finally some half decent windows which looked like double glazing in the Oxford houses 🙌🏾well done Ghana. With such great architecture that you get in the US I really do believe that the design of many of the houses could be so much better. The houses are so dated and limited in design.

Rochelle see all these property are for lease and the space are very small as you can see so why don't you buy your own land here and build your dream house? Lands are available at affordable prices in places like Shai Hills, Apollonia, Akwepem mountains, Dodowa, Adukrom Hills, Oyibi,Aburi and Tutu.

Savanna areas don't have many trees like forest areas. Savanna's are Savanna's and have their own vegetation. That is a Savanna area and does not need more trees

Tell that to your government, with their "year of return" two years ago. I suppose there needs to be a balance. I suppose having foreigners come live in Ghana and invest and employ people would generally be a good thing, but they should do their research and overpay for their housing.

😳 The lease is 87 years. I had to rewind that. Thats almost 2.5x longer than a standard mortgage. What if you want to move sooner?

I skipped through and didn't hear that part.. But I know in certain places when they mention long "leases" like that.. Thats basically how long you have to stay on that land before they owner/government takes it back. You never actually own the land.. So it would basically be like in 87 years youre SOL

@@chanelm969 yep gone. The rental of land thing is really big in China.. They have tons of poorly built apartments there that no one ever will live in, out in the middle of no where(similar to these in the video in Africa..) ... Go on KZfaq and look up a couple videos on ghosttowns in china or empty apartment/houses in China... From what i saw in this video, im guessing this land was bought by some Chinese ppl trying to copy Chinese ways in Africa.. So no, you wouldn't be able to pass this on to your family.

You're welcome here in Ghana 🇬🇭😎✔️ our motherland.Diasporans are coming in their numbers day by day and we are HAPPY to have them coming after 400 years of oppression and slavery.RAY, my advice to you is to buy a land here in Ghana before you relocate in 2025 if NOT it will be very expensive looking at the huge number of Diasporans coming in day by day.We land lands here in Aburi, Tutu,Shai Hills, Apollonia, Akwepem mountains, Oyibi, Adukrom Hills,and Dodowa.Follow my little advice by acquiring a land here from us and you will thank me later.

Where are the washers/dryers, some type of heating and/or air conditioning system, etc. in the home? I notice in some of these types of videos, they don't put bathtubs in their bathrooms. You use less water with a bath, than continuous running water with a shower.

My observation is that Africa is extremely hot continent. Why they build houses with small windows. To me, it does make any sense. Air conditioning will increase electricity bills.
