What do you think is the future for gold & silver in the next 5 years? Been following since 2013. Although I agree and understand all cycles and analysis, none has played out as expected yet due to the price manipulation and market rigging.

I think a lot of it will be turned into condos ect. Think federally they’ll overturn the post 70’s buildings can’t be residential used and as more and more loose homes ect. They will be used to create 15 min cities throughout cities ect. Some will likely be torn down if not repurposed for other purposes they create.

Got quite a bit one day for $11.50 and had to go over another trips receipt that ended up $100 that I swore couldn’t be more than 66$ 😮 but it checked out to be such. I’m happy whenever it’s under $100. 🎉😂❤ it’s only me tho so it isn’t too hard to achieve that. Can’t pass up sales on pasta tho for $.99/box. It’s normally 1.69 by me for ronzoni berilla brand pasta ect. Store brand is 1.25 plus. I’m pretty sure pasta never goes bad as well if stored dry environment. Used a box with a best by date 9/21 in the back of the cabinets weeks back and didn’t notice any major difference.

The vacancies for commercial real estate are growing because the building owners got greedy, and tenants either moved, closed, or went out of business. Now, their cash flow has dried up, and with interest rates going up, they can no longer afford to make the payments on the note. So it is only a matter of time until we have massive defaults on commercial properties

Heaven forbid your boss gets sick. I remember my father having a heart attack, business line of credit extended, seasonal business. Hiding & withholding that information from the bank to keep them from foreclosing on the business.

It could go either way. If we continue this pace then commercial real estate could have a severely downturn. If someone can think of a way to repurpose these office spaces then it could be the next real estate gold rush. So the real question would be, what can we do with these commercial lots? whoever can successfully answer this question will be the next real estate guru.

Mike, you state vacancy rate but keep in mind the reasons for vacancy rate, the woke states will crater first based on demand and the dirtbags causing the lack of it. The non woke areas will be better for much longer, especially as the fed supplies veriable life support with printing and rate cuts, this will go on for years along with the suppressed price of metals, im hanging in crypto for now collecting double digits, see u in PR soon

They were stupid for not take some of their extra cash flow & working on their outstanding debt. They also knew rates would eventually get back to a more historic norms. Because of the cheap leverage, they paid too much for the buildings. The banks are in on it too. Its not an accident. All of then did this on purpose. I own 40 units I. Houston which I built with my bare hands. I've been making principal payments with my rents which ate up 50%. Anybody crying poor me did it to themselves. But always remember, they can't do any if this without the bank's help. Who get large fees!!

Who cares? It doesn’t matter if it goes to $10,000/oz. It’ll still buy the same per oz as it does today or it did 200 years ago. The sheeple always get wrapped up in gold’s price in relation to a fiat currency which will eventually destroy itself.

If they want to create affordable housing, they should have fined the greedy landlords doubling and tripling rent. I get it. we have inflation, but the amount rents have gone up do not reflect inflation they are way higher.

We haven't had capitalism since the inception of Federal Reserve. Cronyism yes; not conventional capitalism. That died over 100 years ago.

@@jeebusk I listened to the first 10 minutes of this, and it's just a bunch of gross, sweeping statements with zero actual data to back up anything. Pure speculation. At one point he throws out "interest rates are going up, blah blah blah", and it's like, hold on chief, interest rates already WENT up in 2022...any speculation on where they will go, is just speculation that you don't know will happen. It's just RAMBLING. No data. Nothing specific. Mostly speculation. Some even gross misstatements of fact. RAMBLE BAMBLE.
