What I'm taking away from a lot of these calls is that you can just be confident in your number and where YOU are at for it to make sense, and be totally okay if there is someone else out there who has a different number that THEY are good with .... Like you said, "There's always another deal around the corner", and if a DIY'er or "Buy and Hold" Investor can offer a higher number, then so be it .... Thank you for putting these on KZfaq, Jerry, so that we can all glean some confidence from watching you do it. Thank you, Jerry!

J, you broke this"general contractor" guy down and myself at the same time. when you know the cost of sub contracting and you know the reality of market driven value every objection can be overcome. I appreciate the community you and Pace are putting together. Can we do a call with me speaking to seller and you hearing me using your tools ? The first guy is the exact reason why any real investor doesn’t validate when a seller says “I talked with an agent” or “My cousin/brother in law/mom/third cousin is an agent..” passing a test to be a “real estate expert” is a joke.

Jerry, I like the approach of stating the direct intentions upfront . "I'm a flipper "etc... so you guys do homework before calling so you have your game tight and can hammer seller objections etc.. in other words have numbers/margin/etc calculated before getting on call with seller ?

Is Jerry actually buying the house though? Is he closing on the house if so that makes sense as to why so many deals are done. A wholesaler would be getting the house under contract with the seller and then selling the assignment to a buyer.

🤣🤣🤣🤣 Not surprising that this flipper not knowing comps and asking price, he is more than likely cut corners to and hes trying to justify the most expensive item is the AC unit.... really a roof alone can easily be 19k at the bare minimum. Jerry is very good in negotiating and asking the right questions respectfully.

But I feel also that even though it went nowhere, the content is still good for those who are learning and gives them an idea of how to talk to difficult sellers/agents, even if the end result goes nowhere it still builds talking skills.

That first agent should lose his damn license. What’s a terrible agent. No skills on the phone and doesn’t know how to do his job if he’s going to lie about repairs and than after the fact say he’s a license contractor. What an SOB.

When you’re on the phone with people bro be more present damn lol these people are in La La Land zero personality their minds obviously and other places there is Jerry trying to get information from them and they’re like “zombies“. First guy literally has the education level of a 12th grader maybe even less. Absolutely no critical thinking skills had no idea what Jerry was trying to propose wasn’t even present in the conversation just mind-boggling. He literally says after Jerry explains the comps in the area, quote me and my client not really looking at the backend was selling for cash“ ummmm DUH!!!! we know you’re selling the home for cash he’s just trying to project what he can make as a cash buyer. I’ll be that much of simpletons? Either he was playing stupid or he is stupid and by the way he was talking I’m thinking the latter sadly. I don’t know who paid who to get him a job, but he’s basically faking it until he makes it.

My analysis of the first conversation: Jerry: OK did you discuss what cash buyers will be willing to pay for this all cash home with your client? Realtor response: Ummmmm ughhhh we are just selling for cash (small tone of impatience) Jerry: yes, I understand. However, I am a cash buyer. I am in the market that you are marketing to, I’m basically telling you what the market is willing to pay for your shitty home that needs work. Realtor: Ummmm ughhh - we just want cash. Unbelievable. The attention span of this realtor is that of a squirrel. The man is as smart as a rock

Depends on the area If it’s an impoverished neighborhood land is dirt cheap. Plus smaller houses in some neighborhoods are still selling for around 60-80. Looks like he is doing deals in a market that is still somewhat reasonable.
