@mercyabraham9925 hi Mercy, yes you have to pay taxes directly to GRA. Paye taxes(for your employees) & annual income taxes. I advice that you go to any GRA office in the neighborhood the shops will be in and register with them. They'll help you set up. It's quite easy actually.

First time to your channel. I recently completed a similar project on our family home, took me 2 visits (5months in all). We are also close to the sea and had to buy aluminium roofing. You have a good project manager and plans which is far better than most people. I wish you all the patience, money and expertise you will need.

A few things: 1). IMPORTANT. Stamp your authority on the project from now, please stay near by and visit daily. 2). Get a solar powered cctv camera with a SIM card slot asap so you can monitor the site at all times.

3). Source all the major purchases yourself and get _multiple_ quotes. Double check every price. I made our artisans use a local store and the owner had my number and saved me a few times. 4). Make provision for hybrid solar power generation and changeover so electricians wont have to make major structural changes when you are finally ready to install it. All the best Nana.

@@NanaAshantiYour build is very similar to ours! Nana, I beg you, keep your eyes moving round and round and ask questions to everyone about everything. You are a beautiful snack in the middle of sharks. Ask the project manager for the Bill of Quantities. Include the numbers in your spreadsheet of costs and payments. Have a schedule - use it to guide your weekly discussions with the project manager: what are the tasks for the week, how many blocks on site, how many bags of cement, how much wood etc. Check it against your spreadsheet. Track your costs- cement has gone from 85 cedis to 120- so keep a record. Ask the apprentices regularly if they have eaten and ensure they have been paid. They will appreciate your care. If necessary pay quietly for food, these young boys see everything, and if they like you and consider you to be fair, they will be your eyes. It's through these young apprentices I found my small problems before they became big problems. The project manager will only tell you what he wants you to know. Quick tip: When you are frustrated with someone, ask them to go outside the gate with you to talk. Dont yell and dont embarrass people. It's a big expensive project, so don't be afraid to ask people to leave if you aren't happy. All the very best!!😊

My advise to you is demolish the structure & put up a new/modern one. The the blocks haven't been left to the mercy of weather wo paltering, I see rising dump meaning foundation wasn't built right (no dampproof, DPM). The structure you have now won't cost even $30K to replace. You will have peace of mind by building a new house
